About BSD Property Management

BSD Property Management is hiring full-time commercial construction professionals with ground-up building experience. Opportunities span project management, field leadership, and estimating/preconstruction. Your position and duties will align with your experience; expertise in every discipline is not required.

Pay, location, and schedule

• $65,000-$120,000 per year, depending on position, commercial project experience, and responsibility.

• Full-time, in-person employment.

• Project management and estimating roles are primarily based in Millersville, Maryland, with project managers also visiting active jobsites.

• Field leadership roles work at commercial project sites throughout Maryland, Washington, D.C., and Virginia.

• Additional hours or occasional weekends may be required by project schedules.

Responsibilities by area

Project management: Coordinate project startup, subcontractor buyout, schedules, budgets, RFIs, submittals, change orders, owner communication, meetings, documentation, punch lists, and closeout. Experienced managers may lead complete projects; developing professionals support construction leadership.

Field leadership: Coordinate trades, daily activities, manpower, materials, deliveries, site logistics, inspections, safety, quality, field documentation, and short-term schedules. Anticipate coordination issues and support projects through final acceptance. Experienced superintendents may independently lead field operations.

Estimating and preconstruction: Review drawings and specifications; perform takeoffs; develop scopes; solicit and compare pricing; prepare budgets and estimates; attend pre-bid meetings and site visits; identify scope gaps; assess constructability and value-engineering options; and support handoff to operations.

Required qualifications

• Ground-up commercial building construction experience. Residential-only experience does not meet this requirement.

• Relevant experience in project management, field supervision, estimating, preconstruction, or a related construction discipline.

• Ability to read construction drawings and specifications and understand sequencing and trade coordination.

• Strong organization, communication, follow-through, and practical problem-solving skills.

• Commitment to jobsite safety, quality, professionalism, and accountability.

• Ability to work with subcontractors, vendors, design professionals, owners, clients, and project teams.

• Flexibility to adapt to changing priorities and project schedules.

Experience levels

Developing field candidates should generally have at least two years of relevant commercial construction experience. Experienced superintendent candidates should generally have five or more years and the ability to manage field operations independently. Project management and estimating opportunities range from developing to experienced professionals, based on technical ability and project experience.

Helpful technology and certifications

Experience with Procore, Sage/Timberline, TimberScan, estimating or project management software, and Microsoft Office is helpful. OSHA 30, First Aid/CPR, and construction safety or inspection documentation experience are also helpful. Every listed system or certification is not required.
