What they need

About Pristine

Pristine Renovations is a Florida Certified Building Contractor (CBC1269080) specializing in the renovation of occupied, regulated care facilities: senior living, behavioral health, IDD group homes, and assisted living, along with commercial and residential remodeling. Our commercial work runs statewide across Tallahassee, Jacksonville, Tampa, Panama City, Fort Walton, and Pensacola. Our residential work is centered in Tallahassee.

We do remodels and renovations, not ground up construction, on buildings three stories and under. Our clients keep operating while we work, which means our estimates have to be right the first time and account for the real world conditions of a building that is still occupied.

The Role

The Estimator owns the numbers. You are responsible for turning a walk through, a set of drawings, or a client request into an accurate, complete, defensible price that Pristine can build and make money on. You will estimate both commercial and residential remodeling work, assemble and manage bid packages, run site visits with subcontractors, and coordinate the drawings and engineering that support the bid.

This role sits at the front of every project. A bad estimate creates a bad job. A good estimate creates a profitable one and a client who trusts us.

You will be the primary estimator for our residential work in Tallahassee and will carry commercial estimates alongside our commercial estimator, splitting bids by market and workload. You are expected to be fully capable on both sides.

We Are Hiring Your Experience, Not Training an Estimator

Be clear on this before you apply. We are not building an estimator here. We are hiring one who is already built.

We have active estimates on the board right now. You will be pricing live work in your first week, walking sites in your second, and carrying your own bid calendar by day thirty. We will teach you our clients, our markets, our subcontractor base, and our process. We will not be teaching you how to take off a set of drawings, how to scope a trade, or how to price a job. You should already own that cold, and you should be able to prove it.

If you need a quarter of shadowing before you can produce, this is not the right seat.

What You Will Own

Estimating and pricing

  • Produce detailed, line item estimates for commercial and residential remodeling projects, from single bathroom renovations to multi building facility packages
  • Perform quantity takeoffs from drawings, specifications, and field measurements
  • Develop and maintain unit cost data, labor rates, production rates, and historical cost benchmarks
  • Price self perform labor, materials, equipment, and subcontracted scopes
  • Apply appropriate general conditions, overhead, contingency, escalation, and markup
  • Account for the realities of occupied facility work: phasing, off hours labor, infection control and containment, resident and staff safety, temporary partitions, dust and noise control, and limited access windows
  • Identify long lead items and price accordingly

Bid packages

  • Build complete, clearly scoped bid packages by trade, including drawings, specifications, scope narratives, schedule expectations, site conditions, and bid forms
  • Solicit, track, and follow up with subcontractors and suppliers to secure competitive coverage on every trade
  • Level and compare sub bids, identify gaps, exclusions, and scope overlaps, and normalize proposals so we are comparing apples to apples
  • Recommend subcontractor selection based on price, capability, schedule, past performance, and licensing and insurance compliance
  • Maintain and grow the subcontractor and supplier bid list across all Pristine markets

Site visits and scope development

  • Conduct pre bid site visits and walk existing conditions, documenting with photos, measurements, and notes using Pristine’s estimator site visit checklists
  • Lead subcontractor site walks and pre bid meetings, answer scope questions, and issue clarifications
  • Identify existing conditions that drive cost: structural, mechanical, electrical, plumbing, roofing, envelope, ADA, life safety, hazardous materials, moisture and mold, and code triggered upgrades
  • Flag risk and scope gaps before they become change orders

Drawings, permitting, and design coordination

  • Coordinate with and provide direction to the draftsman, architect, and engineer to get the drawings and details needed for accurate pricing and permitting
  • Review drawings and specifications for constructability, completeness, and code compliance
  • Submit and track requests for information, and issue addenda or revised pricing when scope changes
  • Understand permitting requirements and lead times in each jurisdiction we work in and build them into the estimate and schedule assumptions

Proposals and client facing work

  • Prepare clear, professional proposals and quotes that a client can understand, with scope, inclusions, exclusions, allowances, assumptions, and qualifications spelled out
  • Present and defend estimates to leadership, and support business development in client meetings and proposal reviews
  • Develop value engineering options and alternates when budgets and scope do not line up
  • Prepare change order pricing on active projects

Handoff and accountability

  • Lead the estimate to operations handoff so the superintendent and project team understand the scope, budget, assumptions, and risks before mobilization
  • Support buyout and subcontract issuance
  • Track estimated cost against actual cost on completed projects, review variances, and feed what you learn back into the cost database
  • Maintain organized, accurate estimate files and pipeline records in company systems

What Success Looks Like

  • Low variance between estimated cost and actual cost across the projects you price
  • Bid packages that are complete enough that subs do not have to guess, resulting in fewer scope gap change orders
  • Full subcontractor coverage on every trade for every bid
  • Estimates and proposals delivered on time, every time
  • Operations teams that start jobs knowing exactly what was sold and why

Requirements

  • Minimum five years in an Estimator role with a remodeling or construction company, with at least five years of hands on experience using estimating software
  • Meaningful remodeling and renovation experience (renovation is not new construction, and we need someone who knows the difference)
  • Demonstrated ability to estimate both commercial and residential work
  • Strong ability to read and interpret architectural, structural, MEP, and civil drawings and specifications
  • Working knowledge of the Florida Building Code and Florida permitting processes
  • Proficiency with STACK is strongly preferred. If you have not used STACK, you must be expert in a comparable takeoff and estimating platform and able to transfer to STACK immediately
  • Strong Excel skills
  • Ability to build and manage subcontractor relationships and hold subs to a scope
  • Excellent written and verbal communication, especially in writing scope language that leaves no room for interpretation
  • Highly organized, detail obsessed, and able to manage multiple bids on overlapping deadlines
  • Valid driver’s license, clean driving record, and ability to travel from Tallahassee into Central Florida and up the east coast of Florida from Central Florida north, including overnight trips
  • Based in the Tallahassee office Monday through Friday, 8:00 AM to 5:00 PM, when not traveling to project sites. This is not a remote position
  • Comfortable working in and around occupied facilities, including healthcare and residential care settings, with professionalism and discretion
  • Able to walk active job sites and inspect existing conditions, including climbing ladders and stairs, and accessing attics, crawlspaces, and roofs in Florida heat

Preferred

  • Experience estimating work in occupied healthcare, senior living, behavioral health, or assisted living facilities
  • Experience with STACK, Buildertrend, Bluebeam
  • Familiarity with ADA, life safety, and licensing requirements that apply to regulated care facilities
  • OSHA 30
  • Field experience as a superintendent, foreman, or project manager
