Commercial Manager - Main Contractor

About the Role
We are seeking an experienced Commercial Manager to join a leading main contractor delivering a diverse portfolio ofHousing or ASD projects. This is an excellent opportunity for a commercially focused professional to take ownership of project financial performance, manage contractual risk, and lead commercial teams across multiple developments.

Key Responsibilities

• Lead all commercial and contractual activities across project.
• Manage project budgets, forecasts, cash flow, and cost reporting.
• Oversee procurement strategies and subcontractor package management.
• Prepare, negotiate, and administer contracts and subcontract agreements.
• Manage valuations, applications for payment, variations, and final accounts.
• Identify, assess, and mitigate commercial risks and opportunities.
• Support project teams to achieve financial and operational objectives.
• Lead and mentor Quantity Surveyors and commercial staff.
• Ensure compliance with company procedures and contractual obligations.
• Build and maintain strong client and stakeholder relationships.
• Contribute to business planning, tender reviews, and bid submissions.

Candidate Requirements Essential:

• Proven experience as a Commercial Manager, Commercial Lead within a main contracting environment.
• Strong background delivering housing, or ASD/community-based projects.
• Excellent understanding of construction contracts, commercial management, and cost control.
• Strong negotiation, analytical, and financial management skills.
• Ability to lead commercial teams and influence project outcomes.

Desirable:

• Degree qualified in Quantity Surveying, Commercial Management, or a related discipline.
• Membership of RICS, HKIS, or equivalent professional body.
• Experience working on public-sector frameworks and local authority projects.
