What they need
ABOUT THE ROLE
We are seeking an experienced Commercial Manager to lead the commercial function for our growing Sydney, NSW operation. Reporting to the National Commercial Manager and working closely with the project teams, you will take ownership of procurement, contract management, commercial performance and the development of our NSW commercial team.
This is a senior, hands-on role suited to a commercially astute construction professional who understands the Sydney market and can operate from preconstruction and procurement through project delivery and close-out. You will support high-quality remediation, refurbishment and construction projects while helping strengthen commercial capability as Brosnan continues to grow in Australia.
DUTIES & RESPONSIBILITIES
- Lead the commercial and contract management function across assigned Sydney/NSW projects, providing practical commercial guidance to project teams and maintaining oversight of key risks, opportunities and outcomes.
- Support preconstruction and bid submissions by reviewing subcontractor and preliminary and general (P&G) pricing, contract conditions, commercial departures and project risk before commitment.
- Establish and monitor procurement targets with project teams, lead the procurement and negotiation of key trade packages, and review and approve subcontractor and supplier agreements.
- Oversee head contract and subcontract administration, including contractual notices, progress claims and payment schedules, ensuring compliance with contract requirements and NSW security of payment obligations.
- Review and manage variations, extensions of time (EOTs), claims, entitlements and final account matters, ensuring submissions are timely, well supported and commercially sound.
- Maintain strong project financial control, including cost management, cash flow, forecasting, commercial reporting and accurate forecasts of final contract price, margin and completion position.
- Identify and manage commercial risks and opportunities, resolve contractual issues with project teams, and escalate complex or high-value matters to the National Commercial Manager where required.
- Build strong working relationships with clients, consultants, architects, subcontractors and suppliers, and maintain an active commercial presence through project handovers, project reviews, team meetings and PCG meetings.
- Lead, coach and develop the regional Contracts Administrators / commercial team, including recruitment support, regular feedback, performance reviews and ongoing professional development.
- Drive commercial awareness and continuous improvement by contributing to training, project performance reviews, commercial processes, guidance material and consistent best practice across the business.
SKILLS & EXPERIENCE
- 8+ years’ experience in commercial construction, including experience in a Commercial Manager, Senior Contracts Administrator or Senior Quantity Surveyor role for a head contractor or building contractor.
- Demonstrated experience delivering projects in Sydney/NSW, with a strong understanding of the local subcontractor market, commercial practices and construction environment.
- A relevant tertiary qualification in Quantity Surveying, Construction Management, Engineering, Commerce, Law or a related discipline.
- Strong working knowledge of the Building and Construction Industry Security of Payment Act 1999 (NSW), Australian construction contract principles and standard-form contracts such as AS 4000 and AS 2124; D&C and GC21 experience will be highly regarded.
- Proven capability across procurement, subcontract negotiation and administration, variations, EOTs, claims, payment schedules, contractual notices and final accounts.
- Strong financial and commercial acumen, including cost control, cost-to-complete forecasting, cash flow, project reporting and management of commercial risk and opportunity.
- Demonstrated leadership experience, with the ability to coach and develop commercial team members while influencing project and operational teams without relying solely on formal authority.
- Excellent negotiation, stakeholder management and communication skills, with the confidence to work directly with clients, consultants, subcontractors and senior leaders and to resolve complex commercial issues.
- Experience in remediation, refurbishment, multi-unit residential or complex commercial building projects, and familiarity with the NSW building regulatory environment, will be highly regarded.
