We are seeking an experienced, motivated, and hands-on Property Manager with a "Whatever It Takes" attitude to oversee the daily operations of a 1 residential property in Mount Vernon, NY.
The ideal candidate is a proactive problem-solver who takes full ownership of the property, demonstrates strong leadership skills, and is not afraid to roll up their sleeves to get things done.
This position requires someone who can effectively manage tenants, staff, finances, and maintenance while also being handy and capable of performing minor repairs when needed.

- Take ownership of property issues and ensure they are resolved promptly.

- Coordinate preventive maintenance, apartment turnovers, and building repairs.
- Respond to urgent property issues and coordinate appropriate solutions.
Hands-On Maintenance & Repairs
- Must be mechanically inclined, handy, and comfortable working with basic tools.
- Able and willing to perform minor repairs and maintenance personally when necessary.
- Handle basic tasks such as adjusting doors, replacing locks and hardware, repairing minor fixtures, assembling or installing small items, and general property upkeep.
- Troubleshoot minor maintenance issues before calling outside contractors.
- Identify problems early and ensure repairs are completed efficiently and cost-effectively.
- Know when repairs require licensed professionals or specialized maintenance personnel.
- Work alongside maintenance staff when necessary to get the job done.
Leasing & Resident Relations
- Oversee leasing, renewals, move-ins, move-outs, and apartment turnovers.
- Address tenant requests, complaints, and concerns professionally.
- Monitor occupancy and work to minimize vacancies.
- Handle rent collections, delinquencies, and lease enforcement.
- Coordinate lawful eviction proceedings when necessary.
Financial Management & Administration
- Monitor property income, rent collections, and operating expenses.
- Control maintenance costs and review contractor and vendor pricing.
- Maintain accurate property records and prepare reports for ownership.
- Identify opportunities to improve operating efficiency and reduce unnecessary expenses.
- Ensure compliance with applicable Fair Housing laws and local regulations.
Qualifications

- Experience managing 100+ residential units preferred.
- Must be handy, mechanically inclined, and capable of handling basic maintenance and minor repairs.
- Strong supervisory, organizational, and communication skills.
- Experience with rent collections, leasing, and tenant relations.
- Familiarity with New York State landlord-tenant regulations.
- Ability to work independently and solve problems without constant supervision.
- Reliable, responsible, and willing to take initiative.
What We're Looking For
We're looking for someone who takes pride in the property, treats it like their own, and doesn't believe any task is beneath them.
Someone who can manage an office, deal with residents, supervise a team, troubleshoot a maintenance issue, and step in to fix something small rather than automatically calling a contractor.
This is not strictly a desk job. We want a hands-on manager who takes responsibility, follows through, and gets things done.
Compensation
$70,000–$85,000 annually, depending on experience and qualifications.
