About the Opportunity

We are seeking a reliable, experienced, and service-oriented Live-Out Superintendent to join our team at a prestigious, luxury high-rise condominium in downtown Toronto. The ideal candidate will be a hands-on professional with a strong background in building operations, maintenance, and resident relations. Key Responsibilities

• Perform daily building inspections and ensure all common areas are clean, safe, and well-maintained
• Carry out minor repairs and maintenance (e.g., plumbing, electrical, drywall, painting, etc.)
• Oversee waste and recycling management, including bin placement and cleanliness
• Respond to resident service requests and emergencies in a timely, professional manner
• Monitor contractor work and ensure quality control
• Assist with building access and security coordination as required
• Maintain inventory of tools and supplies, and report any equipment deficiencies
• Collaborate with the Property Manager and security team for smooth building operations
• After-hours emergencies

Qualifications

• Minimum 3–5 years of experience as a condominium or residential building superintendent
• Strong working knowledge of building systems: HVAC, plumbing, electrical, fire safety, etc.
• Excellent troubleshooting and repair skills
• Professional, courteous, and resident-focused demeanor
• Strong communication and organizational skills
• Familiarity with condominium governance and building management practices
• Valid Ontario driver’s license and clean background check
• Certification in WHMIS and Fall Protection is an asset
• Must reside within reasonable commuting distance
