Our projects combine modern architecture, advanced building systems, and exceptional craftsmanship. We intentionally build a limited number of homes each year, allowing our team to focus on quality, safety, and disciplined execution.

We are seeking a highly experienced Construction Manager / Superintendent to lead field operations across our residential projects and serve as the senior construction authority on our jobsites.

Position Summary

The Construction Manager / Superintendent owns the production side of construction across all active Modern X Villas projects, including labor, masonry, subcontractors, site coordination, logistics, sequencing, quality control, and day-to-day problem solving.

The Construction Manager oversees every site, travels between projects as needed, and serves as the final on-site problem solver and senior authority responsible for construction execution across all projects.

This role works in close coordination with the Project Manager / Architect, who is responsible for drawings, construction details, material and finish selections, procurement coordination, RFIs, and design decisions. Together, these two positions are responsible for keeping each project on budget, on schedule, and to Modern X Villas’ quality standards.

This is a hands-on leadership position. Because this person will serve as the technical reference for the entire construction team when problems arise, deep hands-on experience with our construction systems, structural concrete, and light-gauge steel (LGS) framing is essential.

Responsibilities

• Lead construction execution across multiple residential projects
• Direct site operations, including labor, masons, subcontractors, coordination, logistics, and sequencing
• Serve as the final on-site problem solver for field conditions and construction-method issues
• Resolve issues at remote project sites through calls and video
• Coordinate daily with the Project Manager / Architect on drawings, RFIs, procurement, budget, schedule, and construction details
• Perform quality control and identify potential issues before they result in costly rework
• Maintain and enforce a strong culture of safety, professionalism, material protection, organization, and clean execution
• Monitor workmanship and ensure construction follows approved plans, details, and Modern X Villas standards
• Coordinate construction sequencing between multiple trades and subcontractors
• Travel periodically between project sites

Required Qualifications

• Minimum 10 years of hands-on residential construction experience
• Minimum 5 years of experience leading field operations as a Superintendent, Construction Manager, or similar role
• Expert hands-on experience with light-gauge steel (LGS) framing systems; this is a core requirement of the position
• Strong hands-on experience with concrete construction, including foundations, slabs, structural walls, and related work
• Experience building on sloped or challenging topography
• Bilingual in English and Spanish
• Ability to read and interpret architectural, structural, and construction drawings at a high level
• Proven ability to lead crews and Foremen, coordinate subcontractors, and solve problems directly in the field
• Ability to live and work in Puerto Rico and willingness to travel regularly between project locations.
• Valid driver's license

Preferred Qualifications

Preference will be given to candidates with experience in one or more of the following:

• Luxury or high-end custom residential construction
• Managing multiple concurrent projects or job sites
• Concrete expertise
• Steel Framing Expertise
• EIFS (Exterior Insulation and Finish System) Expertise
• Pool construction, waterproofing systems, excavation, and site development
• Crane operations, rigging, lift coordination, or heavy-equipment oversight
• OSHA 30 certification
• First Aid / CPR certification

Schedule

• Full-time
• Monday through Friday
• Extended hours and occasional Saturdays as project schedules require
• Regular travel between project sites across Puerto Rico and U.S.V.I.

Pay: $65,000.00 - $95,000.00 per year
