ผู้จัดการก่อสร้าง / Construction Manager

The Construction Manager will be responsible for managing all aspects of construction and renovation projects for our new stores in Bangkok. This includes planning, coordinating, and supervising construction activities, ensuring compliance with design specifications and local regulations, and managing budgets and timelines. The ideal candidate will have extensive experience in retail construction, project management, and working with multiple stakeholders.

Key Responsibilities:

1. Project Planning and Management:

• Develop detailed project plans, including timelines, milestones, and resource allocation, for each new store construction or renovation project.

• Coordinate with architects, contractors, and suppliers to ensure all construction activities are aligned with project goals and timelines.

• Monitor project progress regularly, identify potential issues, and implement corrective actions to keep projects on track.

2. Construction Oversight:

• Supervise construction activities on-site, ensuring compliance with design specifications, safety standards, and local regulations.

• Conduct regular site visits to inspect construction quality, progress, and safety conditions.

• Coordinate with subcontractors and vendors to ensure timely delivery of materials and services.

3. Budget Management:

• Develop and manage project budgets, ensuring cost control and efficient use of resources.

• Monitor project expenses, track budget variances, and provide regular financial reports to senior management.

• Negotiate contracts and agreements with contractors and suppliers to ensure cost-effectiveness and quality.

4. Stakeholder Coordination:

• Work closely with internal teams, including operations, marketing, and design, to ensure seamless integration of construction activities with business operations.

• Communicate regularly with external stakeholders, such as landlords, local authorities, and community representatives, to address concerns and ensure smooth project execution.

• Manage relationships with contractors, suppliers, and other project partners to ensure collaboration and mutual satisfaction.

5. Quality and Safety Assurance:

• Ensure all construction work meets high-quality standards and complies with safety regulations.

• Implement and enforce safety protocols on construction sites to prevent accidents and ensure worker safety.

• Conduct regular safety training and inspections to maintain a safe working environment.

6. Compliance and Documentation:

• Ensure all construction projects comply with local building codes, zoning regulations, and environmental standards.

• Maintain accurate and up-to-date project documentation, including plans, permits, contracts, and progress reports.

• Coordinate with local authorities for necessary permits and inspections.

Requirements:

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.

• Minimum of 5 years of experience in construction management, preferably in retail or commercial construction projects.

• Strong knowledge of construction processes, materials, and techniques.

• Excellent project management skills, with the ability to manage multiple projects simultaneously.

• Strong communication and interpersonal skills in both Thai and English. Fluency in Chinese is a plus.

• Proven ability to manage budgets, timelines, and resources effectively.

• Experience in working with local authorities, contractors, and suppliers in Bangkok.
