Construction Project Manager / Site Supervisor
Nubis Development – Los Angeles, CA
Full-Time | In-Person / Field-Based
About Nubis Development
Nubis Development is a Los Angeles-based residential real estate development and construction company focused on thoughtfully designed, high-quality residential projects.
We manage multiple active projects throughout Los Angeles and are looking for an experienced Construction Project Manager / Site Supervisor who can take ownership of projects, manage day-to-day field operations, and help ensure every project is delivered on schedule, within budget, and to a high standard of quality.
This is a hands-on position. We are looking for someone with strong construction knowledge who is equally comfortable reviewing plans, managing schedules and documentation, and walking a jobsite to identify and resolve issues.
Key Responsibilities
Manage residential construction projects from pre-construction through completion and final turnover.
Oversee day-to-day construction activities across assigned jobsites.
Develop, maintain, and actively manage project schedules and short-term look-ahead schedules.
Coordinate and supervise subcontractors, vendors, labor, inspections, and material deliveries.
Review and understand architectural, structural, foundation, MEP, and other construction plans.
Ensure construction is being performed according to approved plans, specifications, permits, and company quality standards.
Identify plan conflicts, field conditions, and potential construction issues before they result in delays or additional costs.
Coordinate project sequencing and ensure subcontractors are completing work according to schedule.
Hold subcontractors and vendors accountable for schedule, workmanship, cleanliness, and completion of their scopes.
Coordinate city inspections and ensure jobsites are properly prepared prior to inspection.
Perform regular quality-control walks and immediately address incomplete or defective work.
Manage RFIs, submittals, change orders, punch lists, progress photos, and project documentation.
Track material orders and lead times to ensure materials are available when required.
Monitor project budgets, costs, change orders, and potential cost overruns.
Maintain accurate daily/weekly progress reports and communicate project status to ownership and management.
Proactively identify delays or problems and develop solutions to keep projects moving.
Maintain clean, organized, professional, and safe jobsites.
Manage projects through final inspections, punch list, Certificate of Occupancy, and closeout.
Qualifications
Minimum 4 years of hands-on construction management, project management, superintendent, or site supervision experience required.
Strong residential construction experience required; ground-up and high-end/custom residential experience strongly preferred.
Strong understanding of construction means, methods, sequencing, materials, and building practices.
Must be highly proficient in reading and interpreting architectural, structural, foundation, and construction plans.
Experience coordinating multiple subcontractors and trades simultaneously.
Strong understanding of project scheduling and the ability to keep trades accountable to deadlines.
Experience working with construction management software such as Procore, Buildertrend, or similar platforms.
Comfortable working with project schedules, RFIs, change orders, submittals, punch lists, and construction documentation.
Strong knowledge of quality control and jobsite safety.
Ability to identify construction issues in the field and make practical, timely decisions.
Excellent organization, leadership, communication, and problem-solving skills.
Ability to manage multiple active projects and priorities in a fast-paced environment.
Valid driver’s license and reliable transportation required.
Experience working with City of Los Angeles inspections and permitting is a strong plus.
Bilingual English/Spanish is a plus.
OSHA 10 or OSHA 30 certification is a plus.
Who We’re Looking For
We are looking for someone who takes ownership of their projects.
The right candidate is proactive, organized, detail-oriented, and understands that successful construction management requires staying ahead of problems rather than reacting to them.
You should be comfortable managing subcontractors, pushing schedules, reviewing workmanship, communicating with architects and engineers, coordinating inspections, and making sure nothing falls through the cracks.
This position is ideal for someone who enjoys being involved in both project management and actual field execution and wants to grow with an active residential development company.
