About the Opportunity

Fidelity Business Partners / FBP Property Management is seeking an experienced, hands-on Construction Project Manager to work with us on an independent contractor, project-by-project basis, overseeing interior and exterior renovation and capital improvement projects for multifamily apartment properties throughout San Diego.

Our projects are primarily 10–20 unit apartment buildings and may include complete unit renovations, exterior renovations, building-system upgrades, deferred maintenance, and full property repositioning projects.

This is not a salaried employee position. The Construction Project Manager will be engaged for individual projects based on FBP's acquisition and renovation pipeline. Each project will have an established scope, schedule, deliverables, budget, and anticipated hours.

We are particularly interested in developing a relationship with an experienced Construction Project Manager who can successfully complete an initial project and potentially work with FBP on additional projects as our portfolio grows.

What You'll Be Responsible For

  • Manage interior and exterior apartment renovation projects from planning through completion.
  • Develop project scopes, budgets, schedules, and construction timelines.
  • Coordinate and supervise subcontractors and vendors.
  • Solicit, review, negotiate, and compare contractor bids.
  • Coordinate material purchasing and deliveries.
  • Conduct regular site visits and monitor construction progress.
  • Maintain project schedules and hold contractors accountable to deadlines.
  • Review workmanship and ensure projects meet FBP quality standards.
  • Identify potential change orders before work is performed and obtain required approvals.
  • Track project costs against approved budgets.
  • Review contractor invoices and confirm work has been completed before recommending payment.
  • Coordinate inspections, permits, and city requirements when applicable.
  • Work closely with property management to minimize disruption to residents.
  • Manage unit turns and renovation schedules to return units to rent-ready condition quickly.
  • Manage exterior renovation projects while maintaining safe access for residents and contractors.
  • Maintain organized project documentation, photographs, contracts, bids, invoices, schedules, and change orders.
  • Use construction project management software to track schedules, budgets, tasks, documentation, and project progress.
  • Provide regular project-status updates to ownership and management.
  • Conduct final walkthroughs and manage punch-list completion.

Typical Projects May Include

Interior Renovations

  • Full apartment interior renovations
  • Kitchens and bathrooms
  • Flooring and interior painting
  • Plumbing and electrical upgrades
  • HVAC installation and replacement
  • Electrical-panel upgrades

Exterior Renovations & Capital Improvements

  • Exterior painting
  • Stucco repair and replacement
  • Roofing

  • Experience managing both interior and exterior renovations.
  • Experience managing subcontractors and multiple trades.
  • Strong understanding of construction sequencing and scheduling.
  • Ability to read proposals, scopes of work, plans, and construction documents.
  • Strong budgeting and cost-control skills.
  • Experience reviewing bids, invoices, and change orders.
  • Strong communication and negotiation skills.
  • Comfortable working independently and making field-level decisions.
  • Strong attention to detail and follow-through.
  • Experience using construction project management software.
  • Familiarity with San Diego permitting and inspection processes is a plus.
  • Valid driver's license and reliable transportation for travel between San Diego-area projects.

Experience with construction project management platforms such as Procore, Buildertrend, CoConstruct, Monday.com, Smartsheet, Asana, or similar software is preferred.

Candidates should be comfortable using technology to manage schedules, budgets, cost tracking, contractor assignments, change orders, photographs, punch lists, project documentation, communications, and progress reporting.

The Person Who Will Thrive in This Role

  • Treats the company's money like their own.
  • Naturally challenges unnecessary costs and change orders.
  • Keeps contractors accountable without damaging relationships.
  • Prefers solving problems in the field rather than sitting behind a desk.
  • Communicates problems early instead of waiting until they become emergencies.
  • Understands that time matters because vacant apartments don't generate income.
  • Can manage quality, cost, and speed simultaneously.
  • Is comfortable using project management technology every day.
  • Takes ownership of a project rather than waiting to be told what to do next.

How We Measure Success

  • Projects completed on or ahead of schedule.
  • Projects completed at or below approved budget.
  • Quality of completed construction.
  • Minimal unnecessary change orders.
  • Speed of apartment renovation and turnover.
  • Contractor performance and accountability.
  • Accurate project documentation and software tracking.
  • Timely project reporting.
  • Strong communication with ownership and property management.

Independent Contractor Engagement & Compensation

Compensation: $50.00 per hour plus performance-based bonuses.

This opportunity is structured as an independent contractor engagement on a project-by-project basis.

Performance bonuses may be awarded based on project schedule, budget performance, quality, subcontractor management, cost control, and project documentation.

Project scope, expected deliverables, schedule, budget, and anticipated hours will be established for each assignment. Successful performance may lead to opportunities to manage additional FBP renovation projects as they become available.
