Construction Project Manager

Taft Construction is seeking an experienced Construction Project Manager to manage large commercial and public-school construction projects throughout Virginia.

Our projects are substantial—typically $20 million to $50+ million—and we are looking for someone who can take real ownership of a project. This is not a position focused simply on processing paperwork. We want a PM who understands construction, works well with field supervision, manages subcontractors effectively, protects the company's contractual and financial interests, and solves problems.

What You'll Do

• Manage commercial construction projects from startup through closeout.
• Work closely with the Superintendent and project team to maintain schedule, quality, and project goals.
• Manage subcontractor buyout, scopes, contracts, and change orders.
• Manage RFIs, submittals, procurement, and project documentation.
• Review plans, specifications, contracts, and subcontractor scopes.
• Prepare and negotiate owner and subcontractor change orders.
• Monitor project costs, commitments, budgets, and financial performance.
• Review subcontractor payment applications and assist with owner billing.
• Participate in owner/architect/contractor meetings.
• Identify potential schedule, cost, and contractual issues before they become major problems.
• Maintain documentation necessary to protect the company's contractual position.
• Manage project closeout, punch lists, warranties, and final documentation.

What We're Looking For

• 5+ years of commercial construction experience preferred.
• Project Manager, Assistant Project Manager, Project Engineer, or equivalent experience.
• Experience managing large commercial projects strongly preferred.
• K-12, municipal, government, or public-sector construction experience is a major plus.
• Strong understanding of drawings, specifications, RFIs, submittals, contracts, and change orders.
• Strong communication, organization, and problem-solving skills.
• Ability to understand project budgets and financial performance.
• Construction Management or Engineering degree preferred, but not required for candidates with strong construction experience.

If you see a problem developing, we expect you to address it. If something in the drawings doesn't make sense, we expect you to ask the question. If a subcontractor is falling behind, we expect you to recognize it and take action.

We're looking for someone who wants responsibility and is comfortable working directly with Superintendents, subcontractors, architects, owners, and company leadership.

Compensation

$90,000–$140,000+ per year, depending on experience.
