About Ari Investment
Ari Investment is a family office real estate investment firm based in Richmond, Virginia, with over 25 years of experience acquiring, renovating, and developing real estate.
We build hotels, multifamily communities, luxury custom homes, and we convert existing hotels into multifamily housing. Our in-house construction team gives us direct control over cost, schedule, and quality on every project we build.
About the Role
We are seeking a Project Manager to join our six-person in-house construction team. You will manage subcontractors, budgets, schedules, and job sites, with support from the team whenever needed.
The role will start with two luxury custom homes in Richmond, followed by ground-up hotel, multifamily, and conversion projects.
All projects are located in Virginia or within a two-hour drive of the state, and the role includes regular time on job sites.
This is a high-ownership role for someone who wants real responsibility and to grow with an expanding construction team.
Key Responsibilities
- Manage luxury residential, ground-up hotel, ground-up multifamily, renovation, and hotel-to multifamily conversion projects from preconstruction through closeout
- Build and manage project budgets, schedules, and contingency
- Prepare scopes of work, solicit and level subcontractor bids, and write and administer subcontracts
- Coordinate with the architect and engineers, and participate in value engineering and constructability reviews
- Manage permits, inspections, and certificates of occupancy
- Lead job site meetings, conduct regular site visits, and report progress, cost, and risk to the principals
- Process subcontractor pay applications, change orders, and lien waivers, and prepare draw packages
- Manage RFIs, submittals, and the punch list through completion and turnover
- Provide cost estimates and scope input on potential acquisitions and new developments
- Maintain organized project files, logs, and reporting across all active projects
Qualifications
- 2+ years of construction project management or project engineering experience
- Experience with luxury residential, multifamily, hospitality, and/or renovation projects preferred
- Working knowledge of construction budgets, scheduling, subcontracts, and change orders
- Ability to read and interpret construction drawings and specifications
- Familiarity with building codes, permitting, and inspection processes
- Proficiency in Excel and scheduling software
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
- Valid driver’s license and reliable transportation
What We're Looking For
- Based in or willing to relocate to the Richmond area
- A self-sufficient project manager who is comfortable owning projects end-to-end
- Builder's mindset: you protect budget, schedule, and quality on every job
- Direct, organized communicator who keeps principals and subcontractors informed
- Comfort working directly with firm principals in a fast-moving organization
- Ability to manage multiple projects simultaneously at different stages of construction
- Long-term interest in growing with a firm that is actively expanding its construction pipeline
Pay: $55,800.00 - $85,200.00 per year
Benefits:
- Paid time off
