Job Summary

The Project Manager is a senior, hands-on construction leader who can independently run a complex occupied-property renovation while building and leading our project management capabilities. The successful candidate will also develop repeatable project controls, team standards, and leadership capacity for Creative Builds over the long term.

Responsibilities

  • Maintain the owner schedule of values by building/phase; prepare monthly pay applications, progress backup, subcontractor invoices, lien releases, and retention tracking for approval.
  • Develop and update baseline and rolling three-week look-ahead schedules with the Superintendent; coordinate building sequence, tenant access, scaffolding, inspections and concrete activities.
  • Identify and document potential changes; obtain trade pricing, use agreed unit prices, prepare change requests and maintain a current change-order log.
  • Prepare, log, track and distribute RFIs and submittals (waterproofing/coatings, sheet metal, doors, railings, concrete), routing owner-facing items.
  • Coordinate contracted trades, including scaffold and concrete contractors; track licenses, COIs, safety documentation, daily reports and subcontractor meetings.
  • Provide weekly status reports; maintain punch lists and closeout documentation by building, including warranties, as-builts and final releases.
  • Lead PM standards across Creative Builds projects: schedule health, budget forecasting, cost-to-complete, change management, risk registers and executive dashboards.
  • Coach and oversee project managers/coordinators; set meeting cadence, accountability, document-control standards and escalation thresholds.
  • Support federal project delivery, including agency communications, submittals, quality/safety coordination, subcontract administration and compliance with project-specific contract requirements.
  • Partner with preconstruction and leadership on handoffs, constructability, staffing plans, buyout and project profitability.

Requirements

  • 10+ years of progressively responsible construction experience, including 5+ years independently managing projects and demonstrated team leadership.
  • Proven delivery of $5M–$20M projects; occupied multifamily renovations, exterior envelope/waterproofing and private commercial experience highly desirable.
  • Federal general contracting experience (GSA, USACE, NAVFAC, NPS or similar) strongly preferred; familiarity with submittals, change orders and contract compliance.
  • Advanced working knowledge of SOV/pay applications, lien releases, CPM or detailed scheduling, RFIs, submittals, cost reporting, change management and closeout.
  • Strong Excel and construction management software skills; Procore, MS Project or Primavera P6 beneficial; OSHA 30 preferred.
  • San Diego-based with regular site visits required
  • Capable of executive-level client and subcontractor communication.

Physical Demands & Work Environment

  • Ability to climb ladders and stairs, and to work at heights consistent with construction site conditions.
  • Ability to lift and carry up to 25 lbs occasionally.
  • Regular exposure to outdoor weather conditions, dust, noise, and other typical construction site conditions.
  • Required to wear all designated personal protective equipment (PPE) while on job sites.
