Senior Project Manager – Commercial Construction

Our client is a growing construction client is seeking an experienced Project Manager to oversee commercial construction projects in the Upstate, South Carolina area. The Project Manager will be responsible for overseeing delivery from initial concept through closeout and occupancy while ensuring all company standards are meet including safety, quality, schedule, budget, and client satisfaction.

Job Responsibilities

• Lead multiple complex construction projects from startup through closeout with full accountability for schedule, budget, quality, and client satisfaction.
• Establish clear expectations for project teams and field leadership while maintaining company standards and best practices.
• Oversee project budgets, forecasts, cost reports, and financial performance across assigned projects.
• Review labor, material, equipment, and subcontractor costs to identify risks and prevent cost overruns.
• Ensure project schedules are accurate, maintained, and effectively communicated to clients and internal stakeholders.
• Identify project risks early and implement proactive solutions to protect profitability, schedules, and client relationships.
• Serve as the senior point of contact for clients, general contractors, subcontractors, and project stakeholders.
• Manage change orders, client expectations, contract issues, and project-related conflicts in a professional manner.
• Partner closely with Superintendents and Foremen to align field operations with project goals and schedules.
• Drive effective pre-construction planning, project handoffs, and project closeout processes.
• Review project performance metrics and implement corrective actions when results deviate from established plans.
• Improve project management processes, systems, workflows, and reporting tools to enhance operational efficiency and project execution.
• Participate in key client meetings, project reviews, and strategic planning discussions.
• Support the development of future project leaders and strengthen overall project management capabilities.
• Foster a culture of accountability, collaboration, continuous improvement, and professional growth.
• Ensure compliance with contractual obligations, safety requirements, company policies, and applicable regulations.
• Maintain strict confidentiality regarding client, project, and company information.

Qualifications

• 5+ years of construction project management experience, within a commercial construction environment.
• Strong understanding of subcontractor operations and the ability to successfully manage projects from award through closeout.
• Demonstrated ability to read, interpret, and understand construction drawings, specifications, contracts, and project documents.
• Experience managing project budgets, forecasts, cost reporting, billing, change orders, and overall financial performance.
• Strong knowledge of construction scheduling, planning, procurement, and project controls.
• Ability to successfully manage multiple projects simultaneously while meeting deadlines and profitability goals.
• Proficiency with construction management software, project scheduling tools, and Microsoft Office applications.
