Construction Manager / Residential Builder

We are seeking an experienced Residential Builder / Construction Manager to oversee all phases of the homebuilding process, from construction start through closing and post-closing follow-up. This role is responsible for delivering high-quality homes on schedule and within budget while maintaining exceptional customer satisfaction, safety standards, and community appearance.

The ideal candidate thrives in a fast-paced production homebuilding environment, can successfully manage multiple homes simultaneously, and has a strong track record of coordinating subcontractors, vendors, and field personnel to achieve outstanding results.

Key Responsibilities

Construction Management

• Manage all phases of residential construction from start to completion.
• Deliver homes on schedule, within budget, and in compliance with company quality standards.
• Conduct daily site walks to monitor progress, ensure workmanship quality, and address issues proactively.
• Coordinate and manage subcontractors, suppliers, and field personnel to maintain production schedules.
• Review and interpret architectural plans, engineering drawings, and construction documents.
• Ensure compliance with local, state, and federal building codes and regulations.
• Monitor inspection performance and promptly resolve deficiencies.

Quality & Safety

• Maintain clean, organized, and safe construction sites throughout the building process.
• Enforce jobsite safety standards and hold trade partners accountable for compliance.
• Oversee erosion control measures and ensure environmental compliance.
• Utilize construction checklists and quality control processes during every phase of construction.
• Facilitate pre-construction, pre-drywall, pre-closing, and warranty inspections.

Scheduling & Cost Control

• Develop and manage construction schedules to meet production goals.
• Control overhead and construction costs while maintaining quality expectations.
• Review and approve completed work prior to vendor payment authorization.
• Coordinate with purchasing and estimating teams to resolve plan revisions, material discrepancies, and change orders.
• Manage multiple projects simultaneously while meeting tight deadlines.

Customer Experience

• Serve as the primary field contact for homeowners throughout the construction process.
• Conduct homeowner meetings and walkthroughs at key construction milestones.
• Address customer concerns professionally and ensure a positive homebuilding experience.
• Support warranty and customer service activities after closing.

Leadership

• Lead and mentor Builder Apprentices, Technicians, and other assigned team members.
• Provide training and guidance to support professional development and succession planning.
• Foster strong working relationships with subcontractors, vendors, internal teams, and homeowners.

Qualifications

• Minimum 3 years of experience in high-volume residential production homebuilding.
• Strong knowledge of residential construction methods, building codes, inspections, and trade sequencing.
• Proven ability to manage multiple homes and projects concurrently.
• Experience reading and interpreting architectural and engineered plans.
• Demonstrated success managing schedules, budgets, quality standards, and customer expectations.
• Excellent organizational, problem-solving, and time management skills.
• Strong written and verbal communication skills.
• Proficiency with Microsoft Office and construction management technology.
• OSHA, First Aid, and CPR certifications are preferred.
• Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
