Compensation: $80,000–$90,000 per year, depending on experience, plus eligibility for a performance-based bonus.

Blue Heron Builders is a growing general contracting company seeking an organized, proactive Construction Project Manager to take ownership of our military housing projects and help manage residential renovations.

You’ll manage projects from the initial site visit and estimate through scheduling, execution, and completion. This is a management role focused on keeping jobs organized, crews productive, and commitments on track.

What You’ll Do: Manage property management projects

• Conduct site visits, document existing conditions, and develop clear scopes of work.
• Prepare estimates covering labor, materials, and subcontractor costs, with owner review during onboarding.
• Send proposals, follow up on approvals, and coordinate project start dates.
• Schedule our in-house crews and coordinate subcontractors, materials, and equipment.
• Maintain communication with base contacts regarding scheduling, access, progress, and completion.
• Monitor job progress, labor budgets, quality, and changes in scope.
• Keep job records, photos, daily updates, and required paperwork organized.
• Manage punch lists and closeout, and provide the office with information needed for billing.

Support residential construction projects

• Visit jobsites to check progress, quality, and upcoming needs.
• Coordinate subcontractors, gather quotes, and help maintain schedules.
• Provide routine client updates when on site, with the owner remaining the primary client contact.
• Identify issues early and help develop practical solutions.

Who We’re Looking For

• Experience managing construction projects, including coordinating crews and subcontractors.
• Strong working knowledge of construction methods, sequencing, and estimating.
• Ability to manage multiple active jobs and follow through without constant supervision.
• Strong organization, communication, and problem-solving skills.
• Comfort using project management software, spreadsheets, email, and mobile jobsite tools.
• Ability to read plans, take measurements, and turn site observations into clear scopes.
• Willingness and ability to meet applicable military installation access requirements.
• Ability to travel regularly to jobsites in Monmouth and Ocean counties.

Experience with military or government projects and Housecall Pro is helpful, but not required.
