What they need
3R1 Builders is seeking an experienced Residential Construction Project Manager to manage the office-side execution of our tract-housing communities and production homes. This is not a commercial design-build or outside-client project-management position. We are the builder-owner, and our projects are constructed from approved final maps, improvement plans, house plans, specifications, and production schedules.
The Project Manager will coordinate assigned communities from phase startup and estimating through purchasing, construction, home completion, and warranty turnover. The right candidate can keep multiple plans, lots, phases, trades, permits, utilities, budgets, and schedules moving at the same time.
What You Will Be Responsible For
- Review final maps, civil and utility plans, grading plans, house plans, specifications, conditions of approval, and lot-specific requirements before construction begins.
- Prepare estimates and budgets by community, phase, house plan, elevation, option, lot, and cost code.
- Solicit and level trade bids; identify missing scope, overlaps, exclusions, quantity errors, and cost exposure.
- Write trade scopes and prepare subcontract agreements, purchase orders, work orders, option pricing, and approved change orders.
- Confirm licenses, insurance, W-9s, preliminary notices, and other required trade documents before work begins.
- Coordinate permits, plan-check corrections, inspections, certificates of occupancy, agency approvals, utility designs, meters, transformers, and service releases.
- Build and maintain phase, lot-release, purchasing, and production schedules with ownership and the Superintendent; track long-lead items and trade capacity.
- Give Superintendents current plans, scopes, purchase information, selections, schedules, and timely answers to field questions.
- Manage RFIs, submittals, plan revisions, field changes, buyer options, variances, back charges, and supporting documentation.
- Review trade and supplier invoices and monitor budgets, commitments, actual costs, pending changes, cost-to-complete projections, and profitability.
- Coordinate model homes, release priorities, buyer options, closing targets, quality-control walks, final inspections, punch completion, closeout, and warranty turnover.
What We are Looking For
- · Five or more years of residential construction experience in project management, purchasing, estimating, supervision, or a related role.
- · Production or tract-housing experience managing multiple homes and construction stages is strongly preferred.
- · Ability to read and coordinate final maps, civil, grading and utility plans, architectural and structural plans, specifications, and shop drawings.
- · Demonstrated experience with estimating, subcontractor buyout, scope writing, contracts, purchasing, scheduling, job costing, and cost-to-complete forecasting.
- · Knowledge of vertical home construction and the horizontal improvements affecting lot readiness, access, drainage, utilities, and inspections.
- · Strong organization, communication, follow-through, practical judgment, and problem-solving skills under schedule pressure.
- · Valid driver's license and ability to travel regularly to assigned communities and meetings.
Software and Technical Skills
Proficiency with Microsoft Outlook, Word, and Excel is required. Experience with Procore, Foundation or similar construction/accounting software, Microsoft Project or another scheduling platform, Bluebeam or similar PDF plan-review software, and DocuSign is preferred.
How Success Will Be Measured
Success means homes start with complete plans, permits, budgets, trade coverage, and purchasing in place; field teams receive prompt and accurate information; risks are identified early; costs remain controlled; and assigned communities meet company goals for starts, cycle time, quality, closings, and profitability.
Work Environment
This position combines office work with regular visits to active Imperial Valley jobsites. The employee must be able to navigate active sites and uneven terrain, drive between locations, and work additional hours when needed to protect critical starts, inspections, utility releases, or closings. Reasonable accommodations will be considered as required by law.
