What they need
Position Title: Construction Site Manager
Reports To: Senior Project Manager
FLSA Status: Non-Exempt
Location: North Charleston, SC
Summary:
Responsible for planning, directing or coordinating activities related to construction and maintenance of structures, facilities, and systems. This position ensures company and construction management objectives and strategies are implemented within the scheduled time, within the allotted budget and are conducted in the safest manner. Instead of being the GC superintendent responsible for building the project, you’re representing the owner’s interests and working alongside owners, engineers, contractors and PMs.
The Construction Site Manager is a highly active participant in all phases of construction by overseeing daily onsite activities, with concise & efficient daily documentation to reflect adherence to schedules, safety & quality of work. This position will involve interpersonal relationships with Company staff and supervising onsite construction personnel (such as General Contractors, Subcontractors, inspection agencies and other related workers).
Duties and Responsibilities include the following. Other duties may be assigned with demonstration of abilities and to enhance the viability of the company.
Responsible for maintaining a concise & efficient documentation system within the construction management software. This process will include the holding and documentation of the site’s necessary permits/licenses as well as site activities - tracking daily progress and any hinderances (such as construction delays, bad weather or site emergencies), contractor’s material acquisition schedule, reports, photographs, and any investigative documentation (such as damages and accidents).
Using knowledge of specific construction trades, job specifications and scopes of work to be able to effectively evaluate if onsite construction activities and personnel are meeting appropriate construction methods and the level of quality to determine compliance with Owner standards and project specifications.
Whether remotely monitoring progress or physically present at a site, a daily inspection/review of projects should be performed to monitor compliance with building, safety codes, OSHA or other regulations, ensuring on-site construction personnel maintain safe working conditions.
Prepare progress updates, schedule, compliance reviews and action items and attend Construction meetings with company staff and/or any applicable external companies, vendors, or other 3rd parties.
Establishing and enhancing interpersonal relationships by conferring with project managers, owners, contractors or design professionals to discuss and resolve matters such as organizing/planning/prioritizing scope of work, tracking the dispatching of manpower, and resolving conflicts or complaints.
Qualifications:
· Must have a current Driver’s License, with reliable transportation and willing to travel to local sites (mileage will be reimbursed).
· Must be able to clear a background/clearance check for site security/badge purposes.
· Already has (or willing to obtain) OSHA 10 or 30 as well as First Aid & CPR.
· Able to effectively use basic computer operations, Microsoft Office Suite, and project management/estimating/scheduling software such as Procore, Bluebeam and Primevera.
· Able to read, analyze, and interpret general/daily business operational information, write reports and business correspondence and understand procedural manuals.
· Able to effectively interpret and then explain or present scope of work, construction plans, contract terms, respond to questions and other relatable information to a variety of people – including managers, other coworkers, on-site personnel, vendors, clients, and the general public - by oral, written or digital communication.
· Able to exercise reasoning to deal with a variety of concrete variables in situations where limited information exists to process RFIs, Submittals, Change orders, and Pay applications.
Education/Experience: 2+ years of practical job-site experience (within commercial, industrial, or education) with a working knowledge of construction terminology, processes, plans/specifications, and contractor/subcontractor operations.
