What they need
The Construction Superintendent will lead day-to-day field operations for the adaptive reuse of an existing, vacant four-story commercial building into restaurant space. The role is responsible for safely coordinating demolition, building systems, specialty restaurant infrastructure, subcontractors, inspections, schedule, quality, and closeout from mobilization through turnover.
Primary Responsibilities
· Direct all daily site activities and serve as the principal field leader for the redevelopment.
· Develop, maintain, and communicate short-term look-ahead schedules; identify constraints and drive subcontractor performance against the master schedule.
· Coordinate demolition and existing-condition investigations, including concealed conditions, field verification, selective removals, and protection of retained construction.
· Manage coordination of restaurant-intensive building systems, including commercial kitchen utilities, ventilation and exhaust, grease waste and interceptors, plumbing, gas, electrical service, HVAC, controls, fire alarm, fire suppression, and life-safety systems.
· Coordinate vertical penetrations, shafts, roof work, equipment curbs, structural supports, loading, deliveries, and access across all four floors.
· Lead field coordination among the architect, engineers, project manager, ownership, utility providers, vendors, and trade contractors; elevate conflicts promptly with recommended solutions.
· Conduct daily site walks, subcontractor coordination meetings, safety meetings, and quality inspections; document decisions, deficiencies, and corrective actions.
· Maintain complete field records, including daily reports, manpower, deliveries, photographs, inspection results, RFIs, submittal-related field issues, change-event documentation, and as-built information.
· Coordinate permits, City of Chicago inspections, health-related construction requirements, utility inspections, testing, commissioning, temporary certificates, and final occupancy approvals.
· Enforce project safety requirements, site logistics, housekeeping, security, and applicable OSHA and company standards.
· Review work in place for conformity with plans, specifications, approved submittals, codes, and manufacturer requirements before concealment or payment milestones.
· Manage punch-list completion, training, commissioning, closeout documentation, warranties, and turnover to ownership and restaurant operators.
Required Qualifications
· At least 8 years of commercial construction field experience, including at least 3 years as a lead superintendent or comparable field leader.
· Demonstrated experience with adaptive reuse, major renovation, hospitality, restaurant, commercial kitchen, or similarly MEP-intensive construction.
· Ability to read and coordinate architectural, structural, civil, mechanical, electrical, plumbing, fire-protection, and kitchen-equipment documents.
· Working knowledge of construction sequencing, quality control, jobsite safety, inspections, commissioning, and closeout.
· Strong written and verbal communication skills and the judgment to document issues, resolve field conflicts, and escalate material risks promptly.
· Proficiency with construction scheduling, digital plans, daily reporting, email, and common project-management platforms.
· OSHA 30 certification, or ability to obtain it before or promptly after starting, as required by the company.
· Ability to work full time on site and adjust hours when scheduled shutdowns, inspections, deliveries, or critical work require it.
Preferred Qualifications
· Experience delivering multi-level restaurant, food hall, hospitality, or mixed-use redevelopment projects in Chicago.
· Familiarity with City of Chicago permitting, inspection, fire-prevention, accessibility, and certificate-of-occupancy processes.
· Experience coordinating kitchen exhaust, make-up air, grease systems, gas distribution, fire suppression, and tenant-specific restaurant equipment; additional safety or construction credentials are beneficial.
Performance Expectations
· Maintain a safe, organized, and professionally managed jobsite.
· Meet approved schedule milestones and provide early notice of risks and recovery plans.
· Reduce rework through proactive coordination, verification, and quality control.
· Maintain accurate, timely, and decision-ready field documentation.
· Deliver complete inspections, punch work, commissioning, and turnover without avoidable delays.
Proposed Compensation and Support
Base salary: $130,000 to $150,000 annually, commensurate with directly relevant experience.
· Company mileage allowance, and company cellphone allowance.
· Company-standard health, retirement, paid-time-off, and other benefits, subject to plan terms and eligibility.
Physical and jobsite requirements. The position requires regular walking and standing on an active construction site; use of stairs and temporary access; review of work above ceilings, on roofs, and in mechanical areas; and use of required personal protective equipment. Reasonable accommodations will be considered as required by law.
