CONTRACT MANAGER

About the role

Primuncak Properties Sdn Bhd is seeking an experienced Contract Manager to join our growing team. This is a full-time position based in Labu, Negeri Sembilan. As Contract Manager, you will play a crucial role in managing and overseeing all contractual agreements and obligations throughout the construction project lifecycle. You will be responsible for ensuring compliance with contract terms, managing relationships with contractors and suppliers, and protecting the company's interests whilst maintaining project timelines and budgets. This position is integral to the successful delivery of our construction projects and directly impacts project profitability and stakeholder satisfaction.

Key responsibilities

• Manage all aspects of construction contracts from inception through completion, including contract drafting, review, negotiation and execution
• Monitor contractor performance and compliance with contractual obligations, specifications and quality standards
• Process and verify contractor invoices, change orders and claims in accordance with contract terms
• Maintain accurate and organised contract documentation, including all amendments, variations and correspondence
• Identify and manage contract risks, disputes and potential claims arising during project execution
• Liaise between project teams, contractors, suppliers and clients to ensure clear communication and resolution of contractual matters
• Prepare regular contract status reports and performance metrics for management review
• Ensure all contractual requirements regarding insurance, bonds and certifications are met and maintained
• Support tendering processes and provide contract expertise during the bid evaluation stage
• Maintain knowledge of relevant construction industry standards, regulations and best practice in contract management

What we're looking for

• Minimum 5 years' experience in contracts management within the construction industry
• Strong knowledge of standard construction contracts, including PAM (Pertubuhan Arkitek Malaysia) or similar industry-recognised contract forms
• Proven expertise in contract negotiation, risk assessment and dispute resolution
• Excellent attention to detail with strong organisational and document management skills
• Proficiency in contract management software and Microsoft Office applications
• Ability to work independently and manage multiple projects simultaneously whilst meeting deadlines
• Strong communication and interpersonal skills to effectively manage stakeholder relationships
• Professional qualification in contract management or relevant construction discipline (e.g. Diploma or Degree in Construction Management, Quantity Surveying or Civil Engineering)
• Knowledge of Malaysian construction laws and regulations
• Experience with cost control, budgeting and financial management of contracts
