What they need

About Us

Maddox Construction Services is a specialist rail contractor delivering high-volume minor works packages across Network Rail assets, typically ranging in value from £5,000 to £25,000 per project.

With over 20 years’ experience in the rail sector, we have built strong, long-term relationships with Tier 1 contractors based on safety, compliance and reliable delivery.

We coordinate in-house labour and subcontractors, maintaining close control over documentation, programmes and compliance. As our workload grows, we are looking for a Contracts Manager to take ownership of day-to-day project delivery.

The Opportunity

We are seeking a structured and delivery-focused Contract Manager to take responsibility for the day-to-day management of multiple concurrent minor works projects.

This is a hands-on rail minor works role requiring direct coordination, active problem solving and close oversight of documentation and subcontractor performance.

The successful candidate will manage numerous live packages simultaneously, ensuring works are delivered safely, on time and in full compliance with Network Rail standards.

The role is primarily office-based, with site visits as required. Site visits may take place during normal working hours, or out of hours, depending on project requirements.

This is not a single large-project role — it is a fast-paced minor works environment managing multiple live packages at any given time.

The Role

You will:

· Manage multiple concurrent minor works projects from mobilisation through to handback.

· Run and maintain the live operations board and provide structured updates to Directors

· Coordinate in-house labour, subcontractors, suppliers and materials.
Prepare, review and submit RAMS and associated site documentation to Tier 1 contractors

· Ensure subcontractors meet Network Rail safety, quality and compliance standards

· Manage programmes and confirm works readiness, including resources, access arrangements and required approvals

· Maintain site folders and oversee complete, timely handback documentation.

· Monitor site safety, workmanship and subcontractor performance.

· Coordinate subcontractors and suppliers to maintain delivery control

· Produce and oversee site folders and handback documentation

· Resolve day-to-day delivery issues independently

· Escalate commercial or programme risks to Directors where required

· Be primarily office-based, with site visits as necessary

· Monitor jobs, identify variations and flag potential cost or programme impacts.

You will be responsible for operational delivery, with Directors retaining pricing and commercial approval.

What Success Looks Like

  • Jobs start on time and complete to programme
  • Documentation is accurate, compliant and issued ahead of works
  • Subcontractors operate safely and in alignment with Network Rail standards
  • Close-out packs are complete and issued promptly
  • Minor works delivery is structured and controlled
  • Directors receive clear and proactive updates

Experience Required

· At least three years’ relevant rail delivery experience.

· Experience managing multiple concurrent minor works packages.

· Working knowledge of applicable Network Rail standards and client approval processes.

· Experience preparing and reviewing RAMS and site documentation.

· Experience managing subcontractors and addressing performance or compliance issues.

· Strong organisational skills and the ability to prioritise competing demands.

· Confidence taking ownership of operational delivery.

· Strong communication and problem-solving skills.

· Full UK driving licence — essential.

· Relevant management-level CSCS card — preferred.

· PTS — desirable.

What We Offer

· £60,000–£70,000 salary (depending on experience)

· Access to company fleet vehicles

· Company phone and equipment

· 20 days annual leave + bank holidays (rising with service)

· Company pension scheme

· Free office parking

· Clear responsibility with director access

· Opportunity to grow within a specialist rail contractor

· Opportunity to play a key role in a growing, owner-managed business, with direct

· Access to Directors and real influence over how projects are delivered

This role requires regular presence in the office to manage live works effectively.
