Position: CONTRACTS Auditor & Analyst

Job Purpose

To review and analyze contracts prior to approval and signing, ensure alignment with internal policies and regulations, assess contractual risks and hidden costs, monitor compliance with contractual conditions throughout the contract lifecycle, and prepare analytical reports to support decision-making and protect the Group’s interests.

Key Responsibilities

• Review contracts (suppliers, consultants, contractors, services, rental residential & commercial, leases) before signing from legal, financial, and operational perspectives.
• Analyze contractual clauses in detail, such as: scope of work, pricing, payment terms, penalties, liquidated damages, warranty periods, and termination conditions.
• Ensure contracts comply with internal policies and applicable UAE regulations (including tax and customs compliance requirements where relevant).
• Evaluate contractual risks (delay risks, additional costs, disputes, single-source dependency, legal and reputational risks).
• Track contract expiry dates, renewals, amendments, and cancellations.
• Analyze financial and operational obligations arising from contracts and identify hidden or burdened costs.
• Review Variation Orders and Claims, and assess their financial and legal justifications.
• Prepare executive summaries of major contracts for senior management and the Audit Committee.

· Collaborate with Legal, Finance, Procurement, and Projects functions to obtain documents and ensure consistency to clarify information in contracting and real estate practices.

• Build and maintain a Contract Register with key performance indicators (delivery, compliance, cost, quality).
• Any other duties rising up with the circle of the work flow.

Qualifications and Experience

• Bachelor’s degree in Accounting, Business Administration, Finance, Law.
• 3 years of experience in contract review, contract management, or contractual audit, preferably in construction, consulting in the UAE.
• Good knowledge of UAE regulations and related tax/customs compliance requirements.
• Advanced analytical, legal, and financial skills, with ability to read and understand complex contracts.
• proficient in Microsoft Office (Word, Excel, and Outlook etc.)
• Excellent communication skills with internal and external parties, and ability to negotiate and resolve disputes.
