Overview:

The Manager of Contracts in real estate is responsible for overseeing the preparation, negotiation, and management of contracts related to property transactions, leasing, sales, and development. This role ensures compliance with legal requirements and helps minimize risk for the real estate company.

Key Responsibilities:

1. Contract Management:

• Draft, review, and negotiate various real estate contracts, including purchase agreements, lease agreements, vendor contracts, and service agreements.
• Ensure all contracts comply with legal requirements, company policies, and industry regulations.
• Maintain a database of executed contracts and monitor deadlines, renewals, and compliance milestones.

2. Negotiation:

• Lead contract negotiations among stakeholders, including buyers, sellers, tenants, landlords, and third-party service providers.
• Collaborate with legal teams to resolve complex contract issues and discrepancies.
• Advocate for favorable terms for the company while ensuring fair and transparent negotiations.

3. Compliance and Risk Management:

• Stay updated on real estate laws, regulations, and market trends to ensure contracts are compliant and to minimize potential risks.
• Identify and mitigate potential risks related to contracts, including zoning, environmental, and title issues.
• Coordinate with legal teams to address disputes, litigation, or claims arising from contractual obligations

4. Collaboration with Teams:

• Work closely with internal departments such as legal, finance, and property management to ensure the smooth execution of contracts.
• Serve as a liaison between property owners, brokers, buyers, tenants, and other stakeholders regarding contract matters.
• Provide training and guidance to staff on contract-related processes and best practices.

5. Record Keeping and Reporting:

• Ensure accurate record-keeping and documentation of all contract-related activities.
• Generate regular reports on contract performance, status, and potential issues for management review.
• Oversee audits to ensure compliance with internal policies and external regulations.

6. Stakeholder Communication:

• Communicate contract terms, obligations, and timelines to all relevant stakeholders.

7. Contract Strategy Development:

• Develop strategies to streamline contract processes and improve efficiency.
• Create templates and standardized forms for commonly used contracts to enhance consistency and reduce preparation time.

Qualifications:

BE Civil or a related field.

Experience:

Minimum of 8-12 years in contract management, ideally in the real estate sector.

Skills:

• Strong knowledge of real estate laws and contract regulations.
• Exceptional negotiation, communication, and interpersonal skills.
• Attention to detail and strong organizational skills.
• Proficiency in contract management software and tools.
• Ability to handle multiple projects and deadlines in a fast-paced environment.
