Contracts Manager – Commercial Plumbing & Mechanical Services
Company: Pipeline Plumbing Solutions Ltd
Location: Sandhurst, Berkshire (with travel to projects across London and the South East)
Position: Full-Time
Job Overview
Pipeline Plumbing Solutions Ltd is a growing commercial plumbing and mechanical services contractor, delivering projects across schools, offices, industrial units and other commercial properties throughout London and the South East.
Due to continued growth, we are looking to recruit an experienced and highly organised Contracts Manager to take responsibility for the day-to-day management of our projects.
The successful candidate will take ownership of projects following contract award, overseeing all aspects of delivery through to completion and handover. This will include managing our directly employed and subcontracted labour, coordinating materials and procurement, monitoring progress against programmes, managing variations and maintaining strong relationships with clients and site teams.
We are looking for someone who can work independently, make informed decisions and take genuine responsibility for the successful delivery of multiple projects.
This is an important appointment within the business, offering the opportunity to play a key role in our continued growth.
Key Responsibilities
Project Management & Delivery
- Take responsibility for projects from initial handover following contract award through to practical completion and final account.
- Plan, coordinate and oversee the day-to-day running of multiple commercial plumbing and mechanical projects.
- Organise and allocate labour across projects, ensuring resources are used efficiently and programme requirements are achieved.
- Monitor project progress against agreed programmes, identifying potential delays and implementing appropriate solutions.
- Carry out regular site visits to monitor workmanship, productivity, progress and compliance with project specifications.
- Provide direction and support to our site operatives, ensuring works are completed to a high standard.
- Attend pre-start meetings, progress meetings, commissioning and witness testing, and project handovers as required.
Procurement & Resource Management
- Manage material procurement, including placing orders, coordinating deliveries and monitoring expenditure.
- Ensure materials and equipment are available when required to prevent unnecessary delays or disruption.
- Liaise with suppliers and subcontractors to obtain competitive pricing and ensure timely delivery.
- Monitor labour and material expenditure against project budgets to maintain profitability.
Commercial & Contract Management
- Develop a thorough understanding of each project’s contractual scope, specifications and agreed costs.
- Identify, record and manage variations or deviations from the original contract.
- Prepare and agree variation quotations with clients, ensuring additional works are appropriately valued and instructed.
- Prepare and submit monthly applications for payment in accordance with contractual requirements.
- Monitor project costs, labour expenditure and profitability throughout the contract.
- Assist with the preparation and agreement of final accounts.
- Maintain accurate records of contractual instructions, variations, costs and relevant correspondence.
Client Liaison & Administration
- Act as the primary point of contact for clients and main contractors throughout project delivery.
- Maintain professional working relationships with clients, site managers, consultants and other trades.
- Attend project meetings and communicate progress, programme requirements and any potential issues.
- Prepare and issue relevant project documentation, including risk assessments, method statements and progress reports.
- Coordinate commissioning records, testing documentation, O&M manuals and handover information.
- Maintain organised project records using Microsoft Office applications, including Word, Excel and Outlook.
Experience & Qualifications
Essential:
- Proven experience in a Contracts Manager, Project Manager or similar management role within the commercial plumbing, heating or mechanical services industry.
- Strong technical understanding of commercial plumbing and mechanical installations.
- Experience managing multiple projects, including labour, procurement, programmes and subcontractors.
- Good commercial awareness, including experience managing variations, applications for payment and project budgets.
- Excellent organisational and time management skills, with the ability to prioritise competing demands.
- Confident communication skills and the ability to deal professionally with clients, contractors and site teams.
- Proficiency in Microsoft Office, particularly Excel, Word and Outlook.
- Full UK driving licence and willingness to travel between projects.
Desirable:
- Previous hands-on experience within the commercial plumbing and heating industry.
- Experience delivering mechanical packages within schools, commercial refurbishments and office fit-outs.
- Relevant plumbing, heating, mechanical engineering or construction management qualifications.
- SMSTS or SSSTS certification.
- Experience managing projects from initial contract award through to final account.
The Ideal Candidate
We are looking for someone who is proactive, commercially aware and capable of taking ownership of their projects without requiring constant supervision.
The ideal candidate will have a strong technical background, excellent organisational skills and the confidence to manage both site operatives and client relationships.
You should be comfortable making day-to-day decisions, resolving site issues, managing resources and ensuring projects remain on programme and commercially viable.
As a growing business, we need someone who is adaptable, willing to take responsibility and genuinely invested in delivering successful projects.
What We Offer
This is an opportunity to join an ambitious and expanding commercial plumbing and mechanical contractor at an important stage of its development.
The successful candidate will have considerable autonomy over their projects and the opportunity to help shape the company’s operational processes as the business continues to grow.
