What they need

Clear Summit Investments

Controller:

The short version

We build hot springs and glamping resorts near national parks across the West. I run the company from the North Shore of Oahu, mostly barefoot. I need someone who owns the numbers so I don't have to.

You'll be the financial backbone of the company: you own the fund and entity books, the models, the budgets, the cash forecast, and investor distributions. Our property managers keep the property-level books; you take it from there. Our team sets the strategy and the assumptions, and you turn them into numbers we can trust and decide on.

The books are current and our property and fund models are built, so you're taking over a working system and making it better, with AI at the center of how it runs. If you want a quiet seat closing one set of books, keep scrolling. If you see a cash crunch three months out and flag it before anyone asks, read on.

Who we are

Clear Summit Investments buys, builds, and operates outdoor wellness resorts: hot springs, glamping, RV resorts, the kind of places people want to be. 55+ deals over 9 years and a $60M+ portfolio, with resorts near the Grand Canyon, in the Colorado Rockies, in Arizona, and beyond. A small, vertically integrated team handles construction, operations, and capital raising in-house.

The finance side is real estate private equity in miniature:

  • An equity fund with 100+ investors that owns multiple resorts, each in its own LLC, with an 8% preferred return paid through regular distributions.
  • A debt fund that raises investor capital and lends it into our projects and to outside borrowers.
  • A management company and holding entities that sit above the funds, plus construction and development work running through the portfolio at the same time.

We're not a boring investment company. We don't wear leather shoes. The team is healthy, outdoorsy, high-energy, and allergic to red tape.

What you'll own

You own the numbers at the fund and entity level, end to end. Our property managers handle property-level accounting and deliver monthly financials to you. A full-time bookkeeper works under you, so you spend your time on accuracy, analysis, and decisions, not data entry.

  • Financial models. Take over our existing property-level operating models and the fund-level models that roll them up, then make them better. Keep them linked, formula-driven, and current with monthly actuals, so a change to one property flows through to the fund.
  • Budgeting. Build the annual budget for every property and entity, track budget versus actual every month, and explain the variances that matter.
  • Cash flow forecast. Own the forward cash forecast across the portfolio: operating cash, capex and construction draws, debt service, intercompany funding, and distributions. Spot the tight months early and bring us options.
  • Investor distributions. Calculate quarterly investor distributions through the fund waterfall (preferred return, splits, fees), make sure every number ties to the books and the fund documents, and run payouts through InvestNext, our investor portal.
  • Fund and entity books. Manage the bookkeeper and run the monthly close for our funds, management company, and holding entities: reconciliations, accruals, intercompany balances, and clean consolidations. Review the property managers' financials each month and push back when something doesn't tie.
  • Accounts payable. Own AP from invoice to payment: coding, approvals, payment runs, and vendor follow-up, with controls that catch errors and fraud before money moves.
  • AI-first systems. AI is at the forefront of every system you own. Use it to automate data pulls, reconciliations, variance analysis, and reporting, so the close gets faster and the team spends its time on decisions.
  • Lender and investor reporting. Package clean P&Ls and balance sheets for any property or entity on request, so a lender or investor never waits on us.

How we work together

Our team owns the strategy and the assumptions; you own turning them into accurate numbers and telling us what they mean. You'll work most closely with our VP of Asset Management, our Head of Development, and me (CEO).

The month runs on a fixed rhythm:

Mid-month - Property managers deliver property-level financials; you review them

Around the 21st - Fund and entity books closed and consolidated, financials published to the team

Before the review - Models and forecasts updated with the month's actuals

Monthly finance review - You present last month's books, budget versus actual, and the updated cash forecast. We give input on any budget or projection changes, and you update the models

In between, you're the person we go to when we ask "can we afford this?", "what does this refinance do to the fund?", or "what are distributions this quarter?" You give a straight answer, with the numbers behind it.

What success looks like

In your first 90 days:

  • You've taken over the existing property and fund models, know them cold, and shipped your first round of improvements.
  • The monthly close for every fund and entity runs on time, and the balance sheets and P&Ls tie.
  • A portfolio cash forecast, by month and by entity, is live and reviewed every month.
  • Annual budgets are built for every property and entity for the coming year.
  • AP runs through one process with clear approvals and no late or duplicate payments.
  • The quarterly distribution calculation is documented, repeatable, and ties to the books and InvestNext.
  • At least two recurring workflows, such as budget versus actual or the distribution calculation, are automated with AI.

After that, you're measured on:

  • Books closed and published by the deadline, every month.
  • Forecasts that hold up: no cash surprises we didn't see coming.
  • Lender and investor requests turned around in two business days or less.
  • Distributions calculated correctly and paid on time.
  • Fewer questions to the CEO, not more.

Who you are

We hire A-players who fit the team. Skills can be checked on a resume; these can't:

  • You're an owner, not a processor. You don't wait for someone to tell you the books are wrong. You find it, fix it, and tell us what changed.
  • You're skeptical of numbers, including ours. If an assumption looks off, you push back. A model is only as good as the person willing to say "that doesn't tie."
  • You close loops. When you say it's handled, it's handled. Deadlines are deadlines.
  • You move fast without getting sloppy. In business it's not the big that eat the small, it's the fast that eat the slow. You know how deep each task needs to go.
  • You explain finance in plain English. You can walk an operator, a lender, or an investor through the numbers without losing them.
  • You build systems, not one-off spreadsheets. You'd rather fix the process once than redo the same report every month.
  • AI is how you work. You use AI every day to build, check, and automate. Any system you design starts with one question: how much of this can AI do?
  • You're trustworthy with other people's money. Investors trust us with their capital. You protect that trust in every number.
  • You love the outdoors. This is a lifestyle brand, and you live it. Bonus points if you've stayed at a hot spring this year.

What you bring

Must have

  • 5+ years in real estate accounting or finance, ideally as a controller or senior accountant at a real estate sponsor, syndicator, or private equity firm.
  • Multi-entity experience: consolidations, intercompany balances, accrual accounting, and a clean monthly close.
  • Fund accounting experience, including investor distribution waterfalls with a preferred return and profit splits.
  • Strong modeling in Excel or Google Sheets: property operating models, fund rollups, budgets, and cash flow forecasts that link together.
  • Strong AI skills. You've used tools like Claude to build or audit models, automate reporting, or speed up a close, and you can show us how.
  • You've managed a bookkeeper or a small accounting team.

Nice to have

  • CPA, or progress toward one.
  • Hospitality experience (hotels, resorts, glamping, RV parks), enough to review property manager financials critically. USALI a plus.
  • Construction accounting: draws, capex tracking, and construction loans.
  • Experience preparing lender packages and working with banks on refinances.

Tools

Should be very versed in AI with an understanding of how to automate and enhance your work. Standard accounting tools, expense management and payroll systems.

The basics

  • Part time, estimated 5-10 hours per week, flexible, with overlap on Pacific and Mountain time.
  • Remote, 1099 role
  • $75 to $150 hourly, depending on experience, with bonus potential.

How to apply

Send your resume and a bio introducing yourself and why you're a great fit to [email protected]. In the video, tell us about a time your numbers caught a problem before anyone else saw it. Put the word "Adventure" in the subject line so we know you read this.

If you're an A-player who wants to own the numbers at a company that's actually fun, let's talk.
