Contruction Project Manager & Estimator

PROJECT MANAGER / ESTIMATOR

This position will require the management of construction projects from conception to completion. At times involvement in the estimating process will be necessary based upon the project and workload. Primary responsibilities will be preconstruction planning, construction management, and project closeout. Managing both subcontractors and the superintendent assigned to the project is required. Project Managers are GCM’s source of authority, representing GCM on all matters related to construction and finances with the customer.

SUMMARY OF DUTIES

PRECONSTRUCTION PREPARATION

• Attend project handoff meetings
• Procure all subcontractors, equipment, and materials
• Review and approve all submittals
• Review and prepare for Permitting, Jurisdictional and Project Requirements
• Develop project schedule
• Conduct Pre-con meetings with owners and subcontractors
• Meet, review, and prepare Superintendent for the project

PROJECT MANAGEMENT

• Delegate and hold GCM Superintendent accountable for day-to-day operations
• Review daily logs, conduct weekly site visits, and attend job meetings
• Communicate updates and issues with Customers via phone calls and emails
• Problem-solve construction issues with the Superintendent, Customers, Engineers, and Architects
• Review, assign and manage change order requests
• Work with the Superintendent to handle subcontractor issues
• Oversee and approve all Subcontractor invoices
• Complete and submit project closeouts in conjunction with Superintendents and Subcontractors

ESTIMATING

• You will be expected to assist with estimating. We prefer to have a Project Manager involved in the process as early as possible. When estimating or assisting the estimator, the following may need to done:
• Perform a thorough plan review to determine project scope
• Submit RFIs
• Attend Pre-Bid meetings
• Conduct necessary take-offs to gain an overview of costs
• Request material quantity and pricing
• Find subcontractors to perform scope of work and send RFP
• Review Subcontractor Bids
• Prepare a Project Budget
• Submit a bid/proposal

EXPERIENCE

• 3+ years of experience in Project Manager / Estimating
• Commercial Construction Background & Experience
• Experience in Restaurants is a plus
• Knowledge and understanding of ADA
• CANDIDATES MUST BE
• Self-motivated
• Excellent communicators both verbally and written
• Professional enough to work with Subcontractors and national clients and vendors
• Detail oriented, yet flexible
• Willing to utilize the established technology, processes and systems
• Able to answer calls 24-7 when a job is under-construction
• Open to growth and development opportunities
• Willing to try new things and take on challenging projects to expand GCM’s reputation as well as the candidate’s reputation

Pay: $75,000.00 - $100,000.00 per year
