Conveyancing Lawyer

Responsibility:

1. manage a full caseload of conveyancing transactions efficiently and effectively.
2. draft, review, vet, and negotiate Sale and Purchase Agreements (SPA) for both primary project sales and secondary sub-sale transactions.
3. prepare and peruse legal documentation for commercial and consumer loan facilities (e.g., facility agreements, security documents like charges, assignments).
4. conduct due diligence, including pre-contract searches (e.g., land search, bankruptcy, caveat) and strata title checks.
5. liaise with various stakeholders including developers, financial institutions, real estate agents, and government departments (e.g., Land Office, Inland Revenue Board for stamping).
6. provide clear, timely, and practical legal advice to clients, ensuring they are kept informed throughout the transaction process.
7. ensure all deadlines are met and files are compliant with firm policies and regulatory requirements.

Requirements:

• possess Bachelor of Laws degree and current Practicing Certificate
• at least 3-4 years of practical conveyancing experience, including a strong understanding of both sub-sale and project based transaction and proficiency in conveyancing procedures
• junior lawyers with 2 years experience are encouraged to apply
• strong communication skills, with the ability to explain legal concepts clearly to clients. Ability to speak some major Mandarin dialects would be an added advantage
• a proactive, eager and willing to learn attitude, take responsibility, and ability to work independently and effectively as a team
• manage time well and able to meet deadline
• attention to details and ability to manage multiple transactions simultaneously
• Ability to build relationships with local real estate, mortgage brokers and financial advisors referrals
• Have business-minded approach
• Preferably able to start work immediately, or within short notice
