Scheduled Hours: Full Time, Weekdays 8:45am-5:30pm (4pm finish on a Friday)

Salary: up to £45k

Role Purpose

Reporting directly to the Operations Director, the Credit Control Manager will take full operational accountability for the property debt recovery framework. The successful candidate will lead a team of 5 Credit Controllers to aggressively mitigate tenant arrears across several residential portfolios. Crucially, this role bridges financial precision with corporate client account management, delivering clear aged debt analysis and operational metrics directly to corporate institutional clients.

Key Responsibilities

Team Leadership & Scaling

Line-manage, mentor, and track performance metrics for a dedicated team of 5 Credit Controllers. Set precise targets and establish plans to optimise recovery.

Arrears Collection Strategy

Oversee collection cycles across rent, service charges, insurance, and ground rent. Handle high-value or highly escalated commercial arrears directly, finding swift structural solutions before escalation.

Corporate Client Reporting

Design, compile, and present comprehensive monthly aged debt dossiers and cash flow forecasts to corporate landlords, investment managers, and institutional funds. Serve as the professional face of credit control during cross-stakeholder meetings.

Operations & Framework Design

Work alongside the Operations Director to constantly streamline debt management protocols, legal paths, and internal compliance benchmarks. Ensure full structural alignment with RICS professional standards.

Litigation & Dispute Management

Directly manage external legal counsel, bailiffs, and collections networks. Ensure appropriate deployment of Commercial Rent Arrears Recovery (CRAR), statutory demands, and property forfeiture notices where required.

Skills

Experience

Minimum 2 years in a property-specific credit management role, with at least 1 years explicitly managing direct reports. Demonstrable background recovering debt and managing risks.

Client-Facing Capabilities

Impeccable communication and professional presence. Experienced in preparing detailed presentations and reports and answering rigorous queries from institutional corporate clients.

Systems & Software

Advanced user of specialized property accounting platforms (e.g., Yardi, Qube, Tramps, Horizon, or MRI). Proficiency in Microsoft Excel (Pivot Tables, XLOOKUPs, etc).

Legal & Regulatory Knowledge

Thorough operational grasp of property law, including CRAR protocols, Landlord and Tenant Act provisions, forfeiture pathways, and RICS-regulated client money regulations.
