What they need
Company Overview
Our client is a well-established international contractor with a long track record of delivering large-scale, technically demanding construction programmes across mainland Europe. They operate as a principal delivery partner on capital projects where programme certainty, build quality and disciplined site control are non-negotiable, and they are trusted by sophisticated clients to take those projects from mobilisation through to handover.
Their reputation has been built on consistent delivery rather than marketing repeat appointments, strong self-delivery capability and site teams that are known in the market for holding programme under pressure. They bring genuine construction expertise to the table, with in-house strength across the civil, structural and architectural disciplines and a culture that respects people who know how buildings actually get built.
The business is in a period of sustained growth, driven by an expanding European pipeline and continued demand for contractors capable of delivering complex works to tight timescales. That growth has created a real need for experienced site leadership. This is an organisation where practical delivery capability carries weight; construction managers are given genuine decision-making authority on site, backed by experienced project leadership and proper support functions, rather than being buried under layers of reporting.
Working Environment & Projects
You will join the site delivery team on a substantial construction programme within the Groningen region of the northern Netherlands, taking the lead on the full CSA scope. The project is large in scale, technically involved, and running to a fixed nine-month window, which makes strong sequencing, early problem-solving, and firm subcontractor control central to the role.
The working environment is site-led and pragmatic. Decisions are made on the ground, communication lines to project management are short, and there is an expectation that the construction manager owns their scope end to end. It is a busy, high-tempo site with a serious approach to safety and quality, supported by established systems and a delivery team that has worked together on programmes of this type before.
Your scope will span the full civil, structural and architectural sequence: groundworks and substructure, the structural frame, envelope and external works, through to internal build and architectural finishes. You will manage the interface with the mechanical and electrical packages, coordinating builders' work, penetrations and setting-out so that the follow-on trades can progress without rework, but the CSA scope is yours.
The nine-month duration makes this an intense and highly visible piece of work: a significant project taken from mobilisation to completion of the CSA scope in a single, well-defined programme, with accommodation and flights provided so the practicalities of working away are taken care of. It is the kind of assignment that becomes a strong reference point on a CV, and a natural route into further work across the client’s European pipeline.
Responsibilities
- Take full site-side ownership of the civil, structural and architectural works, from mobilisation through to completion of the CSA scope
- Manage subcontractor performance across groundworks, concrete and structural frame, envelope, external works and architectural finishes packages
- Drive the short-term programme, sequencing CSA activities and protecting the critical path within a fixed nine-month delivery window
- Coordinate the CSA and MEP interface, ensuring builders work, penetrations and setting-out are right first time
- Lead daily site coordination, look-ahead planning and progress reporting into the project management team
- Set and enforce health, safety and environmental standards through visible, hands-on site leadership
- Manage quality control across all CSA packages, including inspection and test plans, snagging and defect close-out
- Control site logistics, temporary works, plant, materials and labour allocation to keep the build moving efficiently
- Resolve technical and design queries on site, closing out RFIs with the design team without losing programme
What You Need
- Substantial experience as a Construction Manager, Senior Site Manager or Site Manager delivering CSA packages on large-scale, complex projects
- A genuine main contractor background — this is a builder’s role, and time served in a live site delivery environment is what matters here, rather than client-side or consultancy experience
- Proven command of the civil, structural and architectural scope: groundworks and substructure, in-situ and precast concrete, structural steel, envelope systems and architectural fit-out
- Strong subcontractor management skills, with the presence and credibility to hold packages to programme and quality
- A working understanding of the CSA and MEP interface — mechanical or electrical specialism is not required, and this role is specifically CSA-focused
- Sound working knowledge of health, safety and quality management on busy, technically demanding sites
- Fluent English and the flexibility to be based in the Netherlands for the duration of the nine-month programme, with accommodation and travel provided
What You’ll Get in Return
This role offers a salary of €80,000 – €100,000 depending on experience, plus a €20,000 assignment allowance and fully covered accommodation and flights for the duration of the programme. Beyond the package, you will take genuine ownership of the CSA delivery on a significant European project, with the authority to run your scope properly and the backing of an experienced project team. It is a well-defined nine-month commitment on a strong reference project, and with a growing pipeline across the region, construction managers who deliver here are well placed for continued long-term involvement.
