What they need

The opportunity

We are seeking an experienced and detail-oriented Defects Coordinator to join our growing Construction company, and work across a diverse portfolio of large-scale residential developments across NSW.

The Defects Coordinator oversees the defect management process and supports the transition of projects from construction through to operations.

This is a hands-on role focused on coordinating defect rectification, working closely with builders and consultants, and ensuring a smooth defect management process across multiple projects.

Key Responsibilities

  • Lead and oversee defect rectification across all completed projects during the Defects Liability Period (DLP).
  • Establish, maintain and manage structured defect registers, tracking systems and reporting processes.
  • Coordinate with builders, subcontractors and consultants to ensure defect rectification is completed in accordance with contractual, statutory and quality requirements.
  • Conduct site inspections to identify defects and verify the quality and completion of rectification works.
  • Support construction teams during project finalisation, including practical completion, handover and transition to post‑completion.
  • Act as the primary point of contact for all post‑completion matters across internal teams and external stakeholders.
  • Monitor contractor performance during the defects period and escalate delays, quality issues or non‑compliance where required.
  • Maintain accurate, audit‑ready documentation and reporting on defect status, risks and resolution progress.
  • Liaise with property managers, strata managers and owners corporations to manage defect issues and occupied‑building works.
  • Collaborate with design and construction teams to identify recurring issues and implement lessons learned and continuous improvement initiatives.

About You

  • Demonstrated experience in post‑completion and defect management within multi‑storey residential construction.
  • Strong understanding of construction processes, building defects and Defects Liability Period requirements.
  • Experience coordinating builders, subcontractors, consultants and internal stakeholders.
  • Ability to manage multiple projects simultaneously with competing priorities and timeframes.
  • Strong attention to detail with a structured and proactive approach to problem‑solving.
  • Excellent stakeholder management, communication and negotiation skills.
  • Ability to review and interpret drawings, specifications and construction documentation.
  • Strong reporting, documentation and administrative capability.
  • Highly organised, self‑driven and able to work both independently and as part of a broader team.
