What they need

Position Overview

Beacon Hill is seeking two Design Managers to oversee the development and coordination of infrastructure designs from initial concept through construction. These individuals will act as project managers for the design phase, coordinating design requirements across engineering disciplines, consultants, stakeholders, and construction teams.

The Design Manager will oversee the full design process, including defining requirements, procuring design services, managing RFPs and bids, coordinating permitting, maintaining design schedules, tracking budgets, and ensuring the different trades are properly integrated into the final design.

This is a design-management role rather than a hands-on designer position. Candidates do not need to personally produce designs in Revit or AutoCAD, but they must be able to read drawings, understand technical requirements, identify coordination issues, and guide the design successfully into construction.

Key Responsibilities

  • Manage infrastructure designs from initial concept through construction readiness
  • Coordinate design requirements across engineering disciplines and stakeholder groups
  • Oversee mechanical, electrical, plumbing, and facility infrastructure scopes
  • Develop and manage design schedules, milestones, budgets, and deliverables
  • Prepare and manage requests for proposals for external design services
  • Coordinate the proposal, bidding, and consultant-selection processes
  • Manage permitting requirements and design-package submissions
  • Review drawings, specifications, and other technical documentation
  • Coordinate with architects, mechanical engineers, electrical engineers, consultants, contractors, and end users
  • Facilitate design reviews and resolve interdisciplinary coordination issues
  • Ensure stakeholder and end-user requirements are captured in the design
  • Track design changes, risks, decisions, and action items
  • Support the transition from design into procurement and construction
  • Confirm designs are coordinated, constructible, properly funded, and ready for execution

Required Qualifications

  • Experience managing or coordinating infrastructure, building, or facility designs
  • Ability to read and interpret drawings in Revit, AutoCAD, or a comparable platform
  • Understanding of mechanical, electrical, and plumbing systems
  • Technical background in mechanical engineering, electrical engineering, architecture, construction, or a related discipline
  • Understanding of design schedules, budgets, RFPs, bids, and permitting
  • Ability to identify gaps, conflicts, and constructability concerns within design packages

Technical Areas

Candidates should have experience in at least one of the following areas:

Mechanical Design Management

  • HVAC systems
  • Boilers and chillers
  • Pumps and piping
  • Air compressors
  • Process or facility cooling
  • Mechanical utility infrastructure

Electrical Design Management

  • Building electrical systems
  • Power-distribution systems
  • Electrical utility infrastructure
  • Equipment power requirements
  • Electrical upgrades and facility modifications
  • Coordination between electrical and other building systems

Preferred Qualifications

  • Mechanical Engineering or Electrical Engineering background
  • Experience managing infrastructure or facility-design consultants
  • Familiarity with Revit, AutoCAD, Bluebeam, or similar design-review tools
  • Experience with design-bid-build or design-build projects
  • Experience managing permitting packages and agency submissions
  • Familiarity with construction RFIs, submittals, and design changes
  • Experience supporting manufacturing, industrial, laboratory, R&D, or other technically complex facilities
  • Knowledge of California building and permitting requirements
