Development Manager

Role Description

The Development Manager is a full-time, on-site role based in Durrës, responsible for overseeing the planning, coordination, and execution of development projects within Durrës Yachts & Marina.

This role manages project lifecycles from concept through delivery, including feasibility analysis, design coordination, permitting, budgeting, scheduling, and risk management.

The Development Manager collaborates closely with internal teams, consultants, contractors, and local authorities to ensure that projects meet quality standards, timelines, and financial targets.

Daily activities include monitoring project progress, preparing reports for senior leadership, resolving operational issues, and aligning all stakeholders with the project vision and development strategy.

Qualifications

• Demonstrated experience in real estate development or large-scale urban, waterfront, or mixed-use projects, including project planning, coordination, and delivery.
• Strong project management skills, with proficiency in budgeting, scheduling, risk assessment, and performance tracking using relevant tools and methodologies.
• Experience working with architects, engineers, contractors, and regulatory bodies, with the ability to manage design reviews, permits, and compliance processes.
• Excellent stakeholder management and communication skills, with the ability to present complex information clearly and collaborate in multicultural, cross-functional teams.
• Bachelor’s or Master’s degree in Civil Engineering, Architecture, Urban Planning, Construction Management, or a related field.
• Proven ability to work on-site, handle multiple projects simultaneously, and make informed decisions in a fast-paced environment.
• Knowledge of local regulations and standards related to construction, land use, and environmental requirements; experience in Albania or the region is an advantage.
• Strong analytical and problem-solving skills, with attention to detail and a focus on quality, safety, and sustainability.
• Professional fluency in English; knowledge of Albanian or other regional languages is beneficial.
• Prior experience with international developers or high-profile, luxury or marina projects is a plus.
