Director Project Management

Role summary

The Design & Construction Regional Lead will provide specialized program and project management consulting services for the Client’s capital Design & Construction projects across North America. The role will lead regional governance, delivery, digital project controls, financial oversight, compliance, reporting, resource coordination and continuous improvement, ensuring projects progress through the Client’s Plan of Work and approval framework.

Key responsibilities

No two weeks are the same, but typically you can expect to:

Governance, oversight and implementation

• Establish, manage and oversee the structured implementation of the Client's Design & Construction projects across the designated region.
• Ensure capital projects are delivered through the defined Plan of Work stages, from Business Case and Briefing through Design, Construction, Handover and In Use, in accordance with the Client's governance framework.
• Confirm that stage deliverables, approvals and documentation are complete before projects advance between stages.
• Ensure regional adoption of project Checkpoints, Gateways and Client Approvals.

Digital project management platform (Procore) oversight

• Lead consistent use of Procore across all projects in the region.
• Oversee the configuration, population and maintenance of project records, including stage reports and approvals, action plans, schedules, documents and drawings, risk registers, RFIs and submittals, meeting minutes, cost plans, funding and budgets, change orders, payment applications, invoices, punch lists and closeout documentation.
• Ensure regional project participants are trained and compliant in their use of Procore for information management, collaboration and reporting.
• Monitor data integrity, version control and record completeness to support accurate reporting, audit readiness and executive oversight.

Regional governance and standardization

• Enforce consistent project governance, documentation standards and reporting practices across the region.
• Facilitate regular audits of project documentation and Procore data, and implement corrective actions or performance improvement measures where deficiencies are identified.
• Support global Design & Construction leadership in refining tools, templates and processes to promote consistency across regions.

Project delivery management

• Provide executive-level leadership and management of capital projects within the assigned region.
• Ensure each project's objectives, scope, budget and program are clearly defined and formally approved before commencement.
• Review and approve project stage submissions, design deliverables, cost plans and tender recommendations for technical, commercial and procedural compliance.
• Coordinate procurement activities and oversee construction delivery against approved design, budget, schedule and quality standards.
• Lead the resolution of material project issues, design risks and delivery challenges with Client stakeholders.
• Manage timely project closeout, including final accounts, completion certificates and the transfer of project documentation to the Client.

Financial, commercial and risk management

• Ensure standardized financial controls are implemented for change orders, contingencies and cost-to-complete forecasts.
• Ensure program and project teams responsible for capital expenditure are accurately reflected in financial systems and reconciled with Design & Construction reporting requirements.

Quality assurance and compliance

• Ensure projects comply with applicable building codes, statutory requirements and regulatory approvals.
• Oversee building permits, landlord consents, environmental and safety documentation, and occupancy certifications.
• Verify that contractors and consultants comply with the Client's health, safety, environmental and sustainability standards.
• Conduct or oversee periodic audits of design and construction quality and lead corrective action plans for non-compliance or performance deviations.

Reporting and communication

• Establish structured communication and reporting protocols with Client senior leadership and key stakeholders.
• Prepare monthly and quarterly regional performance reports covering financial status, program progress, key risks and milestones.
• Maintain portfolio visibility through dashboards and analytics generated from Procore.
• Present updates, forecasts and strategic recommendations during program review meetings and ensure transparent communication of decisions, risks and progress.

Resource, vendor and stakeholder management

• Manage the allocation of internal and external project management, cost management and design resources across the region.
• Monitor and evaluate vendor performance against contractual obligations and key performance indicators.
• Coordinate resource deployment across overlapping projects to improve delivery efficiency and minimize duplication.

Post-completion and continuous improvement

• Ensure projects are formally completed and closeout documentation is submitted and archived in Procore.
• Oversee post-completion defects and warranty obligations.
• Conduct post-occupancy evaluations, capture feedback and document lessons learned to improve future delivery.
• Contribute to continuous improvement initiatives within the global Design & Construction organization.

Key deliverables

• Regional implementation of the Design & Construction Plan of Work and Procore system.
• Monthly regional portfolio reports, including performance metrics, dashboards and risk summaries.
• Approved design packages, stage reports and gateway deliverables.
• Regional budget summaries, cost reports and change order registers.
• Health and safety reports, statutory approvals and completion documentation.
• Lessons learned reports, post-occupancy evaluations and performance improvement actions.
