Due Diligence Specialist

KEY RESPONSIBILITIES

1. Scope and investigation planning

· Review the engagement scope, parcel inventory, required checks, deliverables, and deadlines; prepare a document and investigation checklist for each parcel.

· Distinguish paper-based pre-listing screening from origination pre-due diligence requiring certified records and initial landowner engagement, and from the broader checks agreed for full due diligence.

· Identify missing inputs, specialist needs, and work outside the approved scope; raise these with the Project Manager before additional work or expenses are incurred.

2. Ownership and title investigation

· Obtain and examine approved source records, including certified title copies, tax declarations, tax status records, deeds, survey plans, and ownership or authority documents.

· Cross-check owner names, parcel identifiers, areas, document dates, and title annotations; investigate discrepancies and document the source and status of each finding.

· Identify apparent mortgages, liens, adverse claims, easements, ownership transfers, succession issues, co-ownership, and signing authority concerns; refer legal interpretation to counsel.

3. Land use and site risk review

· Check available records for land classification, zoning, agrarian reform coverage, CLOA or emancipation patent restrictions, and possible conversion, exemption, or clearance requirements.

· Coordinate checks on access, right of way, occupants, tenants, competing claims, and site conditions within the engagement scope.

· Compare documentary information with maps and field observations through qualified technical personnel; flag boundary, location, and area discrepancies for survey review.

4. Records verification and coordination

· Coordinate authorized record requests and verification with the Registry of Deeds, assessor and treasurer offices, DAR, DENR, LGUs, and other relevant offices.

· Work with landowners and authorized representatives to clarify document gaps; record statements separately from independently verified information.

· Coordinate with legal counsel, geodetic engineers, and other specialists; retain official responses, receipts, and verification notes in the parcel file.

5. Risk analysis and due diligence reporting

· Prepare parcel reports, completed checklists, document registers, and consolidated risk trackers showing evidence, unresolved gaps, and investigation limitations.

· Explain how identified issues may affect site control, lease or acquisition documentation, access, compliance, registration, or project timing.

· Present practical curative options, required documents, and proposed next steps for specialist review. Escalate material risks promptly; the client retains the decision to proceed.

· Update findings when new evidence is received and clearly distinguish preliminary observations from verified findings.

6. Handover and quality control

· Check consistency and completeness before submission; resolve review comments and keep a clear record of changes.

· Hand over organized parcel files and outstanding requirements to the Project Manager and teams handling negotiation, documentation, compliance, and registration.

· Track investigation progress and approved expenses; safeguard confidential records and maintain traceable sources and versions.

Pay: Php25,000.00 - Php30,000.00 per month
