What they need

Engineering Supervisor

Company: LeyLines Hospitality

Department: Engineering & Facilities Maintenance

Location: Bellana Centerpoint, Bali (On-site)

Employment Type: Full-time

Reports To: Operations Manager / Building Management

About Bellana Centerpoint

Bellana Centerpoint is a commercial building and mixed-use complex dedicated to high operational and facility standards.

Our engineering team maintains the core infrastructure of the building, ensuring that tenant spaces, common facilities, and vital building systems operate safely, efficiently, and without interruption.

Position Summary

The Engineering Supervisor is responsible for overseeing all daily facilities maintenance, plant systems, and physical asset integrity across the building. This role balances hands-on technical troubleshooting with team leadership—managing preventive maintenance schedules, guiding technical staff, supervising third-party contractors, and responding swiftly to equipment breakdowns and tenant maintenance requests.

The ideal candidate brings deep MEP technical expertise, safety discipline, and a proactive mindset to identify and resolve building issues before they disrupt operations.

Key Responsibilities

1. Building MEP Supervision & Daily Maintenance

  • Direct daily engineering operations, ensuring fast and effective resolution of tenant, operational, and facility maintenance tickets.
  • Supervise, troubleshoot, and maintain central building systems: distribution switchboards, power sub-panels, backup generators (Genset), water transfer/booster pumps, sewage treatment/filtration, and commercial/split HVAC units.
  • Conduct daily property inspections across common areas, plant rooms, tenant interfaces, and exterior façades to catch and rectify defects early.

2. Preventive Maintenance (PPM) & System Reliability

  • Implement, track, and audit the building master Planned Preventive Maintenance (PPM) schedule for all core plant equipment, vertical transport/access where applicable, and architectural finishes.
  • Perform root-cause diagnosis on system breakdowns and ensure high-standard, lasting technical repairs.
  • Maintain auditable logs for equipment run-times, power/water meter readings, utility consumption tracking, and incident reports.

3. Team Leadership, Safety & Compliance (K3)

  • Supervise, train, and roster on-site building technicians, establishing disciplined standards for workmanship, safety gear (PPE), and tool management.
  • Implement workplace health and safety protocols (K3), including Lockout/Tagout (LOTO), electrical panel safety, and safe working at heights.
  • Maintain and conduct routine testing of building fire and life-safety systems (fire alarm panels, smoke detectors, hydrants, extinguishers, and emergency lighting).

4. Contractor & Fit-Out Oversight

  • Supervise third-party maintenance contractors, equipment warranty specialists, and external service vendors on-site.
  • Oversee tenant fit-out/renovation activities, ensuring works adhere to building safety codes, structural guidelines, and technical specifications.
  • Manage engineering spare parts inventory, tools, and technical consumables to prevent stockouts and minimize downtime.

Requirements & Qualifications

  • Experience: Minimum 2–3 years of proven facility/maintenance experience in commercial building management, shopping galleries, office centers, or large hospitality facilities, with at least 1 year in a supervisory or lead technician role.
  • Technical Background: Vocational diploma or degree (SMK / D3) in Electrical or Mechanical Engineering. A strong electrical troubleshooting background and technical certifications are distinct advantages.
  • Skills: Hands-on mastery of building MEP systems, heavy electrical panels, plumbing/drainage networks, pump controls, and commercial HVAC.
  • Leadership: Strong problem-solving ability, leadership presence to manage technical shifts, and clear communication when interfacing with tenants, building management, and contractors.
  • Flexibility: Willingness to work rotating shifts and respond to urgent after-hours building emergencies when required.

What Success Looks Like

  • Central building plant and utility infrastructure run continuously with zero unplanned downtime.
  • Tenant work orders and facility repair tickets are resolved swiftly on the first call.
  • Planned Preventive Maintenance (PPM) compliance is tracked and audited at 100%.
  • Fire, life-safety, and electrical systems fully comply with safety standards and local regulations.

What We Offer

  • Competitive compensation package
  • Service Charge
  • Clear pathways for professional development and technical leadership
  • Dynamic, professional, and supportive work environment
  • Long-term career growth with the LeyLines Hospitality property portfolio
