What they need

Estates Manager

Portsmouth / Waterlooville / Chichester / Bognor Regis

£44,000 - £49,000 + 25 Days Annual Leave + Bank Holidays + LGPS Pension + 55p Mileage

Are you an experienced Estates, Building Surveying or Property professional looking for a varied role where you can take ownership of building condition, maintenance and improvement projects across a diverse property portfolio?

Principal People are recruiting for an Estates Manager to join an established organisation responsible for a portfolio of education sites across Portsmouth, Waterlooville, Chichester and Bognor Regis.

This is an excellent opportunity for someone with experience across building surveying, estates management, property maintenance or building projects who enjoys combining technical property knowledge with hands-on project delivery.

The successful Estates Manager will work across a varied portfolio, ranging from historic buildings to modern facilities. You will assess building condition, identify and prioritise maintenance requirements and manage a programme of repair, refurbishment and capital improvement projects from inception through to completion.

This is not a Health & Safety Advisor position . While an appropriate understanding of CDM and construction-related compliance is required, the core focus of the position is estates, buildings and project delivery.

Why could this be the role for you?

  • Take ownership of a varied portfolio of education sites and influence how the estate is maintained and improved.
  • Manage a diverse programme of repair, refurbishment and capital projects.
  • Have genuine input into how available budgets are prioritised and invested.
  • Work across an interesting estate containing both historic and modern buildings.
  • Join a collaborative and supportive organisation where your work will directly contribute to improving environments for children and their education.
  • Benefit from a Local Government Pension Scheme .
  • Receive 25 days' annual leave plus bank holidays , with annual leave available throughout the year rather than restricted to school holidays.
  • Receive 55p per mile for business mileage.
  • Salary of approximately £44,000-£49,000 , dependent on experience and applicable pay awards.

As the Estates Manager, you will be responsible for:

  • Undertaking building and condition surveys and identifying immediate, preventative and longer-term maintenance priorities.
  • Managing multiple building repair, maintenance, refurbishment and capital projects simultaneously.
  • Developing scopes and specifications for works and obtaining quotations.
  • Managing contractors, consultants and other external partners.
  • Monitoring project costs, quality, timescales and delivery against agreed objectives.
  • Producing technical reports and recommendations following surveys and inspections.
  • Reviewing third-party condition surveys and specialist consultant reports.
  • Advising internal stakeholders on building condition, maintenance requirements and appropriate technical solutions.
  • Helping prioritise estates expenditure according to condition, risk, operational requirements and available funding.
  • Ensuring building works are delivered with appropriate consideration of building regulations, statutory requirements, CDM and relevant codes of practice.
  • Managing competing priorities across multiple sites and responding effectively to changing operational requirements.

Apply for this role if you have:

  • Experience within building surveying, estates management, property maintenance or a closely related technical property environment .
  • Experience undertaking condition surveys and identifying building maintenance priorities.
  • Experience managing building repair, maintenance and/or refurbishment projects.
  • Experience preparing specifications or scopes of work, obtaining quotations and managing contractors.
  • Strong project-management skills and experience managing several projects or competing priorities concurrently.
  • The ability to produce clear technical reports and recommendations.
  • A good understanding of building regulations and relevant statutory requirements.
  • A working understanding of CDM and health and safety requirements relevant to building and construction works.
  • Strong organisation, communication, decision-making and problem-solving skills.
  • A full UK driving licence and the ability to travel regularly between sites.

A Building Surveying qualification or equivalent relevant technical experience will be considered.

PRINCE2/APM, IOSH Managing Safely, education-sector experience and asset-management planning experience would be advantageous but are not essential .

The successful candidate could be based around Portsmouth, Waterlooville, Chichester or Bognor Regis , with regular travel across the organisation's education sites.
