Estimator

We're looking for a seasoned estimator to join our team in-house. This role focuses primarily on commercial work, with a mix of residential projects. You'll own estimates from plan review through award and handoff, working closely with ownership and our project managers. The right person has priced large-scale jobs before, catches the details others miss, and stays steady when priorities shift.

What You'll Do

• Perform quantity takeoffs from civil, landscape, and architectural plans for commercial and residential projects
• Build detailed, accurate estimates covering materials, labor, equipment, subcontractors, and overhead
• Manage multiple bids at once, including large-scale and multi-phase projects, and meet every bid deadline
• Review plans, specifications, and addenda; prepare RFIs, clarifications, exclusions, and alternates
• Request, compare, and level supplier and subcontractor quotes
• Quality-check every estimate before it goes out: quantities, pricing, and scope gaps
• Collaborate with ownership, project managers, and field leads on constructability, sequencing, and pricing strategy
• Hand off awarded jobs to project managers with a clear scope and budget, and support change order pricing
• Track bid results and maintain historical cost data to sharpen future pricing
• Adapt quickly when scopes, schedules, or priorities change

What You Bring

• 3+ years of estimating experience in landscape, hardscape, or site construction, with a strong commercial background
• Proven experience estimating large-scale projects
• Strong plan-reading skills and a solid understanding of landscape and hardscape construction methods
• A rigorous approach to quality control: you double-check your own work and stand behind your numbers
• Excellent time management and the ability to juggle competing deadlines
• Self-organized and self-directed; you build your own systems and keep them running
• Strong ability to pivot when a bid, client, or schedule changes without losing accuracy
• Clear written and verbal communication with clients, general contractors, vendors, and crews
• Comfortable with Excel and digital estimating tools

Nice to Have

• Experience with LMN
• Experience with Bluebeam Revu
• Bilingual in English and Spanish (preferred, not required)
• Working knowledge of irrigation, drainage, retaining walls, pavers, and planting
• Familiarity with suppliers and subcontractors in the Portland/Clark County market

Pay: $75,000.00 - $145,000.00 per year
