What they need

About Us: At Southeast Shell LLC, we are a leading provider of construction services specializing in high-quality residential Shell Construction. Our commitment to excellence and attention to detail have made us a trusted partner in the industry. We are currently seeking a dedicated and experienced Estimator to join our dynamic team.

Job Description: Southeast Shell is looking for a Concrete and Masonry Estimator to fill an existing role within our established Residential Estimating team. You will own the work from the bid board to the final proposal. Your job is everything between – takeoff and estimating to proposals and scope. You will also be responsible for adjusting takeoffs, providing Value Engineered options, and completing change orders.

What You’ll Do

Estimating/Preconstruction

  • Perform quantity takeoffs for cast-in-place concrete: footings and foundations, slab-on-grade, structural slabs and elevated decks, site concrete, formwork, reinforcing, and embeds
  • Perform quantity takeoffs for masonry: load-bearing and non-load-bearing CMU, reinforced and grouted cells, bond beams and lintels, control joints, and architectural units
  • Price the full masonry package, not just the wall — mortar and grout, reinforcing and accessories, scaffolding or mast climbers, hoisting, mason-to-tender ratios, and cleaning and sealing
  • Understand where concrete and masonry scopes meet and where they get lost — slab edges, embeds and dowels, lintel bearing, and the gaps between our scope and the GC's other trades
  • Coordinate with in-house framing/panel estimators and ensure that all required scopes are complete prior to proposal due dates
  • Review plans and specifications, identify scope gaps, and write clear, defensible scope letters and qualifications
  • Review and create RFIs
  • Solicit and level pricing from suppliers and specialty subcontractors (ready-mix, block suppliers, rebar, pumping, finishing, sawcutting, scaffolding)
  • Build labor and production-rate assumptions grounded in what our crews actually produce, not published averages
  • Prepare and present complete bid proposals; participate in scope review
  • Provide builders with Value Engineered options when required
  • Track bid results and hit rates, and adjust our approach based on what we learn
  • Review and provide change orders when required
  • Track bids internally and manage bid queue based on priority and due dates

Required

  • · Ability to read and interpret structural drawings and specifications and identify what is missing from them
  • Experience with takeoff and estimating software (Bluebeam, On-Screen Takeoff, PlanSwift, HeavyBid, B2W, Sage, or similar) and strong Excel skills
  • Valid driver's license and willingness to travel throughout the Central Florida market if required
  • Ability to meet sensitive deadlines and stay organized while working on multiple projects at once

Preferred

  • Experience in the Florida market and familiarity with the Florida Building Code, high-wind reinforcing and filled-cell requirements, threshold inspection, and local jurisdiction practices
  • Depth in both trades rather than one — candidates strong in concrete with real masonry exposure, or the reverse, are of particular interest
  • Working knowledge of ACI 318 and TMS 402/602 requirements as they affect scope and pricing
  • Experience with Procore or MS Project
  • Background that includes time in the field before moving to the office
  • Bilingual (English/Spanish)

Who This Is Not For

  • Candidates who are not willing to put it in the extra time required to complete bids by sensitive due dates
  • Anyone uncomfortable owning a number and defending it

· What Success Looks Like

· First 90 days — Understanding of the bid process from bid queue to proposal. Working knowledge of take-off software and the ability to thoroughly read plans as they pertain to scope

· First 6 months— Ability to work independently on bids and present takeoffs/bids to team leaders for final scope/labor review

Pay: $58,000.00 - $70,000.00 per year

Benefits:

  • 401(k)
  • 401(k) matching
  • Dental insurance
  • Health insurance
  • Life insurance
  • Paid time off
  • Vision insurance
