Estimator / Pre Construction Manager

H&H Builds is a growing residential construction company specializing in high-quality remodels, additions, ADUs, custom homes, and residential construction throughout the Sacramento area.

We are looking for an experienced Construction Estimator / Preconstruction Manager to take a key role in our estimating and preconstruction process.

This is not an entry-level estimating position. We are looking for someone who understands residential construction, can confidently read and interpret plans, perform takeoffs, understand subcontractor scopes, identify missing scope, and build detailed construction estimates from start to finish.

The right person will work closely with the owners to learn H&H's estimating standards and will ultimately become responsible for the majority of our estimating production. Our owners will remain involved in scope decisions, final pricing, margins, and estimate approval, but we need someone who can take ownership of developing complete, organized first-pass estimates for their review. This is an opportunity to help build and improve the estimating systems of a growing residential construction company, not simply enter numbers into estimating software.

Responsibilities

• Review architectural plans, specifications, and project scopes
• Perform detailed construction quantity takeoffs
• Build detailed residential construction estimates in Buildertrend
• Develop labor, material, vendor, and subcontractor costs
• Obtain and organize subcontractor bids
• Review and level subcontractor proposals to ensure scopes are complete and comparable
• Obtain material and vendor pricing
• Identify missing scope, plan conflicts, exclusions, allowances, and potential project issues
• Verify quantities and ensure all necessary trades and scopes are accounted for
• Prepare preliminary and final estimates for owner review
• Prepare detailed client proposals
• Coordinate subcontractor bidding and follow up on outstanding pricing
• Maintain subcontractor and vendor estimating information
• Assist with value engineering and cost-saving alternatives when appropriate
• Maintain and improve estimating templates, historical pricing, and H&H's cost database
• Review actual job costs against estimates to improve future estimating accuracy
• Track multiple estimates and estimating deadlines simultaneously
• Help develop and standardize H&H's estimating procedures as the company grows

These responsibilities reflect the core estimating and preconstruction work H&H wants this position to own.

Qualifications

• 5+ years of residential construction experience preferred
• Previous construction estimating experience strongly preferred
• Experience with high-end residential remodeling, custom homes, general contracting, project management, superintendent work, or carpentry preferred
• Strong ability to read and interpret architectural plans and specifications
• Strong understanding of residential construction methods, trades, and sequencing
• Ability to perform quantity takeoffs
• Ability to understand, review, and compare subcontractor scopes and bids
• Ability to recognize missing scope and ask the right questions when plans or pricing are unclear
• Strong understanding of construction costs, materials, labor, allowances, and subcontracted work
• Strong organizational skills and attention to detail
• Ability to manage multiple estimates at different stages
• Comfortable working independently while communicating closely with company owners
• Strong computer skills
• Buildertrend experience strongly preferred
• Buildertrend Takeoff, Bluebeam, Excel, or similar estimating/takeoff software experience is a plus

A college degree is not required. We value actual construction knowledge, estimating ability, organization, accountability, and attention to detail.

Compensation & Schedule

• Salary: $70,000–$85,000 annually, depending on experience and qualifications
• Performance bonus opportunity: Up to $10,000 annually
• Position: Full-time
• Schedule: Monday–Friday
• Initial work arrangement: Primarily in-office

Performance bonuses are based on factors such as estimate accuracy and quality, turnaround/productivity, and company performance - not simply how many jobs are sold.

What Success Looks Like

Our goal is for this person to become the primary driver of H&H's estimating production.

You should be someone who takes ownership of an estimate, catches missing scope, understands subcontractor bids, asks questions when something doesn't make sense, and takes pride in producing accurate and complete work.

Over time, you will be expected to take a project from plans and scope through takeoffs, subcontractor bidding, material pricing, bid leveling, estimate assembly, scope-gap identification, and proposal preparation - with the owners providing construction knowledge, review, and final pricing approval.
