What they need

Position Overview

The Executive Director is the senior staff leader serving Fineview Citizens Council (FCC) and Perry Hilltop Citizens Council (PHCC) through the organizations’ shared work under Our Future Hilltop. The ED provides strategic and operational leadership while respecting the distinct identity, governance, and priorities of each organization.

This role is designed for a focused, collaborative leader who can strengthen financial sustainability, build partnerships, deepen resident engagement, support a high-performing staff, and translate community priorities into measurable results. The ED is not expected to personally do everything. Success requires effective delegation, clear accountability, strong Board partnership, and the ability to assemble the people and resources needed to move priority work forward.

Leadership Priorities

  • Strengthen resident engagement and ensure community priorities meaningfully shape organizational decisions, advocacy, and development work.
  • Create greater organizational focus by translating Board-approved priorities into realistic work plans, measurable goals, clear ownership, and disciplined execution.
  • Build long-term financial sustainability through fundraising, revenue development, grant stewardship, strong budgeting, and resource diversification.
  • Advance community development by identifying opportunities, assembling capable partners and resources, and moving high-impact projects forward without requiring the organization to directly perform every development function.
  • Strengthen staff, Board, and organizational capacity so FCC and PHCC can deliver consistently, communicate clearly, and operate with accountability.

Key Responsibilities

Strategic Direction & Organizational Focus

  • Partner with the FCC and PHCC Boards to establish a focused set of strategic priorities grounded in organizational mission and resident needs.
  • Translate leadership priorities into annual work plans, timelines, performance measures, and clear staff ownership.
  • Regularly assess programs, projects, and commitments against available capacity and recommend where the organizations should focus, pause, partner, or stop.
  • Provide timely, transparent reporting to the Boards on organizational performance, opportunities, risks, and emerging decisions.

Fundraising, Financial Sustainability & Compliance

  • Lead a diversified fundraising and revenue development strategy that strengthens both restricted and unrestricted support.
  • Cultivate and steward relationships with foundations, government agencies, corporations, individual donors, and other funding partners.
  • Work with the Boards and finance support to develop realistic budgets, forecasts, cash-flow awareness, and long-term financial plans.
  • Ensure strong grant management, compliance, reporting, contracting, and stewardship of restricted funds.
  • Identify opportunities to strengthen earned revenue, operating reserves, and sustainable shared-cost arrangements across FCC and PHCC.

Community Engagement, Advocacy & Communications

  • Build consistent and trusted channels for resident participation across Fineview and Perry Hilltop.
  • Ensure residents have meaningful opportunities to identify priorities, shape project concepts, understand proposed development, and inform organizational advocacy.
  • Represent the organizations credibly with residents, public agencies, funders, developers, businesses, and community partners.
  • Promote clear, accessible communication about organizational priorities, neighborhood change, development activity, and opportunities for participation.

Partnerships, Housing & Community Development

  • Serve as a community development intermediary by identifying opportunities, assembling partners and resources, and helping move priority projects from concept to execution.
  • Advance housing affordability, preservation, anti-displacement, vacant-property reuse, infrastructure, and other community-serving priorities identified by residents and the Boards.
  • Build productive relationships with experienced developers, community development organizations, government, funders, and technical partners.
  • Provide executive oversight of real estate and development initiatives while empowering qualified staff and partners to lead specialized technical work.
  • Evaluate development opportunities for community benefit, resident impact, financial sustainability, organizational capacity, and alignment with strategic priorities.

Staff & Organizational Leadership

  • Recruit, supervise, coach, evaluate, and support staff while establishing clear roles, expectations, and accountability.
  • Build a healthy, collaborative culture that supports staff retention, professional growth, delegation, and shared responsibility.
  • Align staffing, consultants, systems, and workflows with realistic organizational capacity and priority outcomes.
  • Maintain effective administrative, operational, risk-management, and compliance systems necessary for sound nonprofit management.

Board Partnership & Governance

  • Work in partnership with both Boards while recognizing that governance, strategic direction, financial oversight, and Executive Director evaluation remain Board responsibilities.
  • Equip Board members with timely information and recommendations needed for sound governance and decision-making.
  • Support stronger Board engagement, recruitment, development, fundraising participation, and community visibility.
  • Support the Boards in clarifying and strengthening shared operations among FCC, PHCC, and Our Future Hilltop, including roles, authority, cost allocation, and opportunities to reduce duplication.

First-Year Priorities

  • Work with the Boards, staff, and residents to establish a clear, manageable set of organizational priorities and measurable first-year goals.
  • Develop and begin executing a fundraising and financial sustainability plan, including diversified revenue opportunities and stronger funder relationships.
  • Strengthen resident engagement and community feedback systems so neighborhood priorities consistently inform organizational work.
  • Advance high-priority community development and housing initiatives through effective partnerships, resource development, and project oversight.
  • Help the Boards clarify the long-term operating relationship among FCC, PHCC, and Our Future Hilltop and translate approved decisions into workable systems.

Qualifications & Experience

  • Five or more years of progressively responsible leadership experience in a nonprofit, community development, public-sector, philanthropic, or other mission-driven environment.
  • Demonstrated success in fundraising, resource development, and building relationships with funders and institutional partners.
  • Strong nonprofit management skills, including budgeting, grant stewardship/compliance, operations, and organizational planning.
  • Demonstrated ability to build partnerships and turn community priorities or strategic ideas into executable projects and measurable results.
  • Experience leading and developing staff through clear expectations, coaching, delegation, and accountability.
  • Excellent written, verbal, facilitation, and relationship-building skills with the ability to work effectively across diverse racial, cultural, educational, and socioeconomic backgrounds.
  • Ability to navigate multiple Boards, stakeholders, priorities, and deadlines with sound judgment, transparency, and professionalism.
  • Bachelor’s degree or an equivalent combination of education, professional experience, and demonstrated leadership.
