What they need
Position Summary
A large, established residential condominium community in Miami consisting of approximately 500+ units across two high-rise towers is seeking an experienced Facilities Manager to oversee the day-to-day maintenance, building systems, preventive maintenance programs, facilities staff, vendors, and ongoing property projects.
This is a hands-on leadership position requiring strong technical knowledge of high-rise building operations and the ability to identify issues, establish priorities, supervise staff and contractors, and ensure work is completed properly and timely.
Key Responsibilities
- Oversee daily maintenance and facilities operations for two high-rise residential towers and common areas.
- Supervise, schedule, and provide direction to maintenance personnel.
- Develop and maintain comprehensive preventive maintenance schedules and equipment logs.
- Conduct routine property and mechanical-room inspections and identify deficiencies requiring corrective action.
- Oversee major building systems, including HVAC/chillers, cooling towers, plumbing, electrical, generators, fire/life-safety systems, elevators, pumps, pools, and related equipment.
- Coordinate repairs, inspections, testing, permits, and required maintenance with contractors and licensed vendors.
- Manage work orders and ensure proper documentation and timely completion.
- Monitor vendor and contractor performance and verify completion and quality of work.
- Assist with capital projects, building repairs, renovations, and major maintenance initiatives.
- Maintain organized records for equipment, warranties, inspections, service contracts, permits, and preventive maintenance.
- Maintain appropriate inventory of tools, equipment, parts, and maintenance supplies.
- Ensure compliance with applicable safety procedures, building requirements, and regulatory inspections.
- Participate in emergency preparedness and hurricane planning and respond to building emergencies when required.
- Provide regular status reporting to General Management regarding open items, priorities, projects, building conditions, and upcoming maintenance needs.
Qualifications
- Minimum 5–7 years of facilities, engineering, or maintenance management experience, preferably in a large high-rise condominium, residential, hospitality, or comparable complex property.
- Strong working knowledge of high-rise mechanical, electrical, plumbing, HVAC, life-safety, generator, elevator, and building systems.
- Demonstrated experience managing preventive maintenance programs.
- Experience supervising maintenance/engineering employees and outside contractors.
- Experience coordinating major repairs, capital projects, inspections, and vendor work.
- Strong organizational, follow-through, and problem-solving skills.
- Ability to read and understand proposals, scopes of work, equipment specifications, maintenance reports, and technical documentation.
- Comfortable using computerized work-order and property-management systems.
- Ability to communicate professionally with management, staff, vendors, contractors, and residents.
- Must be able to respond to emergencies and work occasional after-hours when building conditions require.
Preferred Qualifications
Experience with large South Florida condominium properties, aging high-rise infrastructure, recertification-related projects, major capital improvements, and preventive maintenance planning is strongly preferred.
Relevant trade licenses, certifications, OSHA training, CPO certification, or similar facilities/engineering credentials are a plus.
What We Are Looking For
We are seeking a hands-on facilities professional, not simply an administrative manager. The successful candidate will be visible throughout the property, understand the building's physical condition, anticipate maintenance needs, hold staff and vendors accountable, and help transition the operation from reactive maintenance to a structured preventive-maintenance environment.
This is a confidential search. Property and employer information will be disclosed to qualified candidates during the interview process.
Pay: $75,000.00 - $80,000.00 per year

- Paid time off
