What they need
The Role
Commercial Investors Group is hiring a Maintenance Manager to run the daily operation of our in-house maintenance team across a portfolio of roughly 27 commercial properties in the Twin Cities metro.
You own the schedule. You decide who goes where, in what order, with the right parts in the truck. When a job is beyond the team's scope, you scope it, get it quoted by qualified vendors, and manage it to completion. When a technician needs a second set of hands, you pick up the tools.
This is a working manager role. It fits someone who has been a strong technician, has led a crew, and now wants to run the system that keeps buildings, tenants, and budgets in good shape.
Reports to: Portfolio/Asset Manager
Location: Based at our Bloomington office, 7825 Washington Ave S, with daily travel to properties across the metro when necessary
Type: Full-time, W-2, exempt
What You Will Do
Scheduling and dispatch (about 40% of the role)
- Build and publish each technician's daily route by 7:30 AM, sequenced by priority, location, and parts on hand
- Triage incoming work orders by urgency: emergency, same-day, scheduled, and preventive
- Re-route the team in real time when emergencies come in
- Keep every work order current in our work order system, from assignment to close-out with notes and photos
- Run the preventive maintenance calendar for HVAC, roofs, life-safety systems, parking lots, and seasonal work
Vendor scoping and quoting (about 25%)
- Decide when a job is outside the team's scope, licensing, or capacity
- Write a clear scope of work and get competitive bids, typically three for larger jobs
- Compare bids on price, scope, schedule, and insurance, and recommend an award
- Confirm vendor insurance certificates and agreements are in place before work starts
- Walk vendor work on completion and approve invoices against the agreed scope and price
Parts and materials (about 20%)
- Order parts and materials so technicians are not waiting or making supply runs mid-day
- Maintain a stocked shop and truck inventory of common filters, fixtures, and repair parts
- Manage supplier accounts and code purchases to the correct property for accounting
Hands-on support (about 15%)
- Join technicians on two-person jobs, larger repairs, and backlog days
- Cover the field when a technician is out
- Perform general building repairs: plumbing, electrical fixtures, doors and hardware, drywall, paint, and light HVAC
Team leadership
- Train, coach, and hold technicians to clear standards for quality, safety, and tenant communication
- Run a short daily huddle and a weekly backlog review with the Facilities Director
- Keep tenants informed on timing, and escalate tenant issues to the property management team
What You Bring
Required
- 5 or more years of hands-on building maintenance in commercial property, facilities, or multi-site operations
- 2 or more years leading, scheduling, or dispatching a maintenance crew
- Working knowledge of HVAC, plumbing, electrical, roofing, and building envelope, enough to diagnose problems and judge vendor scopes
- Experience writing scopes of work and comparing contractor bids
- Comfort with a work order system or CMMS, email, and spreadsheets
- Valid Minnesota driver's license and a clean driving record
- Ability to lift 50 pounds, climb ladders, and work on roofs and in mechanical rooms
- Assisting Maintenance Technicians when secondary assistance may be required
Preferred
- Multi-tenant office, retail, or industrial experience
- EPA Section 608 certification
- Minnesota boiler license or HVAC training
- Experience with AppFolio, Airtable, or similar property management software
- OSHA 10 or OSHA 30
- Facilities credential such as CFM, FMP, or CPM coursework
