Facilities Manager (Capex/Opex)

Basic information:

Job Description:

• Lead the day-to-day management of a portfolio of warehouse and office properties across Singapore.
• Develop and implement estate management strategies, including CAPEX/OPEX planning, asset enhancement, and lifecycle replacement.
• Oversee repair and maintenance works, refurbishment projects, and vendor performance to ensure operational efficiency.
• Manage operating budgets, identify cost-saving opportunities, and support warehouse occupancy initiatives.
• Ensure timely renewal of maintenance contracts, statutory permits, and regulatory certifications.
• Ensure compliance with building, fire safety, and statutory regulations, while liaising with relevant authorities (JTC, BCA, SCDF, URA).
• Manage third-party contractors, conduct audits, and implement continuous improvement initiatives.
• Perform duties as Fire Safety Manager (FSM) and Water Efficiency Manager (WEM).
• Support commercial projects, insurance matters, RFQs, sales & leaseback activities, and green sustainability initiatives.
• Provide technical guidance on M&E, cold room systems, construction, and security matters.
• Maintain proper documentation for audits and undertake other ad-hoc duties as assigned.
