Facilities Operations Manager

Role Overview

The Facilities Operations Manager ensures the efficient, reliable, and scalable daily operation of WrkPod sites across the Philippines. With a heavy focus on project management and construction execution, this role drives new site developments, leads facility refreshes, and ensures uninterrupted critical services (power, utilities, and high-speed internet).

Operating with a 24/7 mindset and strong multi-stakeholder navigation skills, the Facilities Operations Manager maintains premium, client-ready spaces while enabling executive leadership to focus on strategy and scaling WrkPod’s footprint.

Key Responsibilities

Site Development & Expansion

• Lead end-to-end planning, fit-out, and commissioning for new site launches in line with business growth goals.
• Direct project timelines, budgets, and deliverables alongside internal project managers, contractors, and key stakeholders.
• Drive facility refreshes and capital upgrades across existing sites to maintain brand standards.
• Operational Continuity & Reliability
• Ensures 24/7 uptime for primary and redundant power, utilities, and internet infrastructure.
• Establish preventive maintenance schedules to mitigate operational risks and eliminate downtime.
• Serve as the primary escalation point for critical operational emergencies and rapid resolution.

Project Management & Compliance

• Execute structured project management frameworks for all site rollouts, upgrades, and structural repairs.
• Oversee CAPEX planning, execution, and cost control with strict fiscal discipline.
• Ensure strict adherence to national and local building codes, safety regulations, and compliance standards.
• Stakeholder & Vendor Management
• Manage relationships and negotiate contracts with landlords, contractors, utility providers, and local government units (LGUs).
• Track vendor performance against established Service Level Agreements (SLAs) and KPIs.
• Partner with cross-functional internal teams to align physical facilities with operational needs.

Team Leadership & Capability Building

• Lead, mentor, and evaluate site operations teams across all locations.
• Cultivate an operational culture centered on accountability, safety, and continuous improvement.
• Upskill team members in technical readiness, compliance, and core facility management practices.

Requirements & Qualifications

• Education: Bachelor’s degree in Engineering, Operations Management, Business Administration, or a related field.
• Experience: 5+ years of experience in Facilities Operations Management with hands-on exposure to construction and fit-out project management—preferably within the IT-BPM, co-working, or commercial real estate sectors.
• Technical Skills: Advanced proficiency in Microsoft 365 or Google Workspace; deep familiarity with building management systems, utility redundancy planning, and compliance frameworks.
• Project & Financial Acumen: Demonstrated success managing multi-site CAPEX/OPEX budgets, timeline planning, and vendor contract negotiations.
• Leadership & Execution: Strong track record of team leadership, stakeholder management, and high-pressure problem solving.
