FACILITY & MAINTENANCE MANAGER

About the role

Lead, plan and oversee building maintenance, cleaning service, landscape and security operations. Ensure all services are delivered on time, within budget and according to agreed quality standards and SLA.

Key responsibilities

• Prepare operational plans, maintenance schedules, manpower plans, budgets and progress reports
• Coordinate with clients, vendors, subcontractors and internal teams
• Monitor technician and operational-team performance and allocate manpower effectively
• Conduct routine site inspections and ensure findings are resolved promptly
• Manage preventive, corrective and emergency maintenance activities
• Monitor work orders, asset conditions, recurring problems and contractor performance
• Ensure compliance with K3 requirements, SOP, Permit to Work and applicable regulations
• Handle client complaints and escalations and provide effective technical or operational solutions
• Identify and implement continuous-improvement initiatives to improve efficiency, service quality and client satisfaction

Requirements

• Bachelor's degree in Mechanical, Electrical, Civil or Industrial Engineering, Facility Management, or a related discipline
• Minimum 7 years of experience in facility management, building operations, property management or maintenance
• Minimum 3 years in a supervisory or managerial role
• Experience managing integrated services covering maintenance, cleaning, landscape and security
• Good understanding of building MEP systems, preventive maintenance and contractor management
• Proven ability to manage technicians, supervisors and outsourced manpower
• Experienced in client management, budgeting, reporting, SLA monitoring and issue escalation
• Good knowledge of occupational health and safety practices
• Strong leadership, communication, analytical and problem-solving skills
• Willing to work on-site and be available for operational emergencies in Karawang
