Our FM Operations Audit is core to this: a practical, fully-delivered review of how a building's FM operation runs — across people, process, technology, culture, and the building and compliance side — resulting in a condition and gap register, a statutory compliance dashboard, and a prioritised action plan the client's leadership can act on.

Position Overview We're looking for someone to support the FM Performance Manager in delivering that audit on the ground. You'll help run site walk-throughs, pull together asset and compliance data, and turn raw findings into clean, organised inputs the FM Performance Manager can build into board-ready reports.

What you'll own

• Supporting FM audits on the ground — Assisting with site walk-throughs across malls, commercial buildings, hypermarkets, warehouses and factories; helping capture asset register data, maintenance records, and interview notes.
• Compliance data collection — Gathering and organising documentation against BOMBA Fire Certificates, DOSH Certificates of Fitness, OSHA 1994 requirements and HIRARC, flagging gaps for the FM Performance Manager to review.
• Findings support — Helping structure raw audit data into clear findings, tables, and draft report sections under guidance.
• Maintenance and asset tracking — Cross-checking planned preventive maintenance records against asset registers, and noting discrepancies for review.
• Coordination — Scheduling site visits, liaising with client-side facilities teams, and keeping audit trackers up to date

What we're looking for

Essential

• 2–4 years' experience in facilities management, building operations, or a related operations/compliance role in Malaysia
• Working familiarity with Malaysian statutory FM requirements — BOMBA, DOSH, OSHA 1994, HIRARC (formal certification not required at this level)
• Comfortable with site visits and fieldwork, including occasional travel
• Strong attention to detail and organised documentation habits
• Good written English (Bahasa Malaysia proficiency an advantage)

Nice to have

• Exposure to CMMS/CAFM systems or asset registers
• Familiarity with ISO 41001 or similar frameworks
• Interest in pursuing an FM credential (IFMA, IWFM) with FORA's support
• Background in retail, mall, commercial tower, or industrial/hypermarket operations
