Get Paid to Learn Residential Real Estate From the Field

Does the world of rental properties and real estate investing interest you? Are you interested in real estate investing but looking for an opportunity to learn how the business actually works? Would you rather spend your day in the field gaining hands-on experience than sitting behind a desk?

At 1st Choice Property Management, you'll have the opportunity to do exactly that.

We're looking for an energetic, highly organized Field Operations Technician to serve as our boots-on-the-ground support throughout the Fort Worth area. This is more than a field position. It's an opportunity to get paid while gaining hands-on experience in residential real estate, rental property operations, and professional property management.

You'll spend your days inside real rental properties and learn firsthand what makes a successful rental home. You'll develop an eye for rent-ready standards, property condition, make-ready expectations, common maintenance concerns, leasing preparation, and the details experienced real estate investors and property managers pay attention to.

This is a field-based property management position, not a maintenance technician or repair-estimating role. You'll spend most of your day traveling between residential properties, completing inspections and onsite assignments, documenting property conditions, capturing high-quality photographs and videos, and providing our property management team with accurate information from the field.

No property management experience? That's okay. We're looking for someone who is dependable, observant, organized, comfortable with technology, eager to learn, and genuinely interested in residential real estate.

For the right person, this can be more than a job. It can be the starting point for a long-term career in property management, real estate investing, inspections, leasing, maintenance operations, or other opportunities within 1st Choice Property Management.

What You’ll Do

  • Learn 1st Choice Property Management’s rent-ready standards and develop a strong understanding of what makes a residential property truly ready for the rental market.
  • Complete detailed move-in, move-out, make-ready, annual, occupied-property, and vacant-property inspections.
  • Complete leasing-preparation assignments, including placing or removing signs, installing and checking electronic lockboxes, and preparing properties for showings.
  • Conduct weekly vacant-property visits and document the exterior, interior, security, thermostat setting, and overall condition.
  • Capture clear, professional marketing photographs and narrated property walkthrough videos.
  • Observe residential properties inside and outside to identify visible maintenance, safety, security, and condition concerns.
  • Provide detailed, objective documentation of property concerns for review by the appropriate property-management or maintenance-company team member.
  • Upload organized photographs, videos, notes, and inspection reports using CompanyCam, AppFolio, Google Workspace, and other company technology.
  • Meet vendors or utility providers at properties when access or an onsite company representative is needed.
  • Respond to assigned property incidents to observe, photograph, and report conditions to the appropriate team members.
  • Complete light field tasks such as replacing batteries, removing small amounts of debris, adjusting thermostats, delivering materials, or checking property access.
  • Confirm properties are secure before leaving, including checking doors, windows, gates, lighting, and lockboxes.
  • Communicate promptly with POD Leaders, Resident Service Coordinators, and other members of the property-management team.

Schedule Expectations

  • Full-time position, 40 hours per week.
  • The standard schedule is Monday through Friday, 9:00 AM to 5:00 PM.
  • 1st Choice Property Management follows the federal holiday schedule, providing paid time off for observed federal holidays.
  • Employees are expected to be available and actively completing assigned field responsibilities throughout the scheduled workday.
  • Strong time management, punctuality, and the ability to plan daily routes and assignments efficiently are essential to success in this role.

What This Position Does Not Do

The Field Operations Technician position does not prepare repair estimates, determine repair pricing, perform technical diagnostics, authorize repairs, supervise maintenance technicians, or complete maintenance repair projects.

When a repair concern is discovered, the Field Operations Technician’s responsibility is to document the condition thoroughly and promptly provide the information to the appropriate team member.

What Success Looks Like

The right person consistently provides the office team with a complete and reliable picture of what is happening at each property. Your documentation should allow someone who was not onsite to understand the property’s condition, the location and apparent severity of a concern, and whether additional review is needed.

Success in this position includes:

  • Taking initiative to plan ahead, organize upcoming assignments, and build efficient daily schedules and routes to consistently meet deadlines.
  • Capturing clear, well-composed, professional-quality marketing photographs that showcase each property at its best and are ready for use in rental listings.
  • Producing thorough, accurate, and well-organized photo documentation that gives the team a clear picture of each property's condition.
  • Communicating proactively with team members by providing timely updates and quickly reporting delays, access issues, property concerns, or unexpected conditions.
  • Following established inspection checklists, documentation standards, and field procedures consistently.
  • Leaving every property secure and following company access and key-control procedures exactly.
  • Keeping photographs, videos, inspection reports, and field assignments organized and up to date within company systems.

Required Qualifications

  • Valid driver’s license and an excellent driving record.
  • Ability to pass applicable background and driving-record requirements.
  • Strong organizational and time-management skills.
  • Exceptional attention to detail.
  • Comfortable working independently and managing multiple field assignments.
  • Strong written and verbal communication skills.
  • Comfortable using smartphones, mobile applications, cloud-based systems, and digital inspection tools.
  • Ability to safely walk residential properties, navigate stairs and uneven exterior areas, and work in varying weather conditions.

Preferred Experience

  • Residential property inspections, home maintenance, construction, make-ready work, real estate, or property management.
  • Documenting residential property conditions or maintenance concerns.
  • Residential photography or real estate marketing photography.
  • Google Workspace, CompanyCam, AppFolio, or similar field-service and property-management technology.
  • Familiarity with common residential components, including HVAC equipment, water heaters, plumbing fixtures, electrical panels, appliances, fencing, roofing components, and exterior drainage.
  • Texas Real Estate License, although it is not required.
  • Texas Real Estate Inspector License, although it is not required

Personal Qualities We Value

  • Energetic and self-motivated, with a preference for staying active and on the move throughout the workday.
  • Highly organized and able to manage routes, appointments, deadlines, photographs, and follow-up items without constant oversight.
  • Observant and detail-oriented, with a natural curiosity about residential properties and how their systems work.
  • Dependable and accountable, especially when working independently in the field.
  • Proactive and willing to take initiative rather than waiting to be told what needs to happen next.
  • Calm, levelheaded, and solutions-oriented when encountering unexpected situations at a property.
  • Willing to ask questions, seek clarification, and learn rather than make assumptions.
  • Takes pride in producing thorough, accurate, and professional work.
  • Tech-savvy and willing to learn and consistently use new technology, apps, and company systems.
  • A strong communicator who understands that timely information from the field helps the entire team do their jobs effectively.
  • Team-oriented and willing to step in wherever needed to help the property management team succeed.

Why Join 1st Choice Property Management?

  • Build practical experience in residential real estate and property management.

  • Enjoy independence in the field while remaining part of a collaborative local company.
