Field Property Manager

Job Overview

We are seeking an energetic, highly organized Field Property Manager to be the boots-on-the-ground presence for a residential portfolio of approximately 500 units. This is a field-first role — the majority of your day is spent doing property showings, door-to-door rent collection, inspections, and direct tenant interaction, primarily across Southbridge and Worcester, MA, with regular travel to North Adams, Princeton, and other locations around the state. The ideal candidate is comfortable knocking on doors, having direct conversations with tenants about rent, and managing a demanding daily route while staying on top of email and task management. You'll work closely with our delinquency/collections team to keep the portfolio current and well-maintained.

Responsibilities

• Conduct property showings for available units and for properties being sold
• Perform door-to-door rent collection and manage delinquency in coordination with the collections team
• Complete exterior property inspections and move-in/move-out inspections
• Complete move-out inspections within 72 hours of the tenant's move-out date
• Identify and report property hazards promptly
• Verify units are cleaned and ready to rent before turnover
• Door-knock assigned units to reach tenants directly and log conversations
• Resolve tenant issues and escalations in the field, looping in the team as needed
• Attend and participate in scheduled team calls
• Collect laundry coin revenue weekly at properties outside the core coverage area
• Dedicate at least 1 hour daily to desk work — clearing email, updating ClickUp, and closing out administrative tasks, with inbox cleared by 5:00 PM
• Maintain an accurate, self-managed calendar across a full daily field route

Experience

• Prior experience in property management, leasing, real estate, or a similarly field-based, customer-facing role
• Comfortable with high-volume, direct door-to-door tenant interactions, including collecting rent in person
• Strong organizational skills — able to manage a demanding daily route and personal calendar with minimal supervision
• Experience with task/project management tools (ClickUp preferred) and consistent daily email management
• Confident handling difficult conversations, including rent delinquency and tenant escalations
• Team-oriented — comfortable coordinating with a delinquency/collections team and joining regular calls
• Valid driver's license and reliable vehicle
• Ability to be on your feet and in the field for the majority of the workday, in all seasons
