What they need
About the role
We are offering a fantastic opportunity for an AML Officer to join our International team. You will be responsible for managing anti-money laundering compliance activities across property transactions and counterparties.
Key responsibilities
- Own risk-based due diligence for purchasers, agents, partners and other counterparties, including identity, beneficial ownership and enhanced checks where required.
- Conduct sanctions, PEP and adverse-media screening, review source-of-funds and third-party payment information. Research on cases and thinking out of the box to rule out potential hits on unusual and higher risk cases.
- Monitor property transactions and invoices for AML red flags, inconsistencies and changes in payment arrangements, maintaining clear supporting records and audit trails.
- Follow up on reservation fees, deposits, instalments and other outstanding payments with Sales, Finance and local or overseas stakeholders, resolving discrepancies promptly.
- Maintain complete compliance records, risk assessments, approvals and case notes, and prepare practical status reporting on overdue checks, payments and emerging risks.
- Strong stakeholder management, including counterparts across various regions as well as to external stakeholders who are critical to Berkeley's business.
- Support improvements to AML policies, controls and processes, provide guidance to internal teams, and assist with audits, reviews and related accounting activities when required.
- Other ad-hoc tasks, including but not limited to process improvement, automation projects or other tasks as needed.
About you
- Diploma or Bachelor's degree, with relevant experience in AML/KYC, compliance, risk management, transaction monitoring or payment follow-up preferred.
- Working knowledge of customer due diligence, beneficial ownership, sanctions and PEP screening, source-of-funds review, escalation and record-keeping principles.
- Fluency in English and Mandarin, with an emphasis on the ability to read and understand Chinese documents and to do simple translations and liaise with Mandarin speaking associates.
- Strong attention to detail with little to no-error in AML work, judgement and problem-solving skills, with the ability to manage cases, deadlines and confidential information accurately.
- Clear written and verbal communication skills, with confidence following up across functions, countries and time zones in a matrix environment.
- Proficiency in Microsoft Office, particularly Excel; experience with screening, CRM, case-management or payment-tracking systems is an advantage.
- A collaborative, dependable team player who can work independently and remain effective in a fast-paced environment.
