Finance Controller / Chartered Accountant

We are looking for an experienced Finance Controller / Chartered Accountant to lead the finance, accounting, taxation, commercial controls, and financial reporting functions for a real estate company.The candidate will be responsible for ensuring strong financial governance across multiple real estate projects, including project accounting, budgeting, cash-flow management, RERA compliance, taxation, audit, banking, funding, MIS, and management reporting.

Key Responsibilities

Finance & Project Accounting

• Lead complete finance and accounting operations for the company and its projects.
• Manage project-wise accounting, cost allocation, revenue recognition, receivables and
• payables.
• Monitor project budgets, actual costs, commitments and cost-to-complete.
• Establish strong financial controls over land, construction, development, contractor and
• project expenses.
• Review project profitability and financial performance.

Budgeting & Financial Planning

• Prepare annual budgets, project budgets, cash-flow forecasts and financial projections.
• Monitor budget vs. actual performance and highlight deviations.
• Develop project feasibility models, IRR/ROI analysis and sensitivity analysis for new
• developments.
• Support management in investment and project-related financial decisions.

Cash Flow, Banking & Funding

• Manage project cash flows, working capital and liquidity planning.
• Coordinate with banks and financial institutions for project finance, construction finance,
• working capital and other funding requirements.
• Monitor loan utilization, interest costs, repayment schedules and financial covenants.
• Manage banking relationships and optimize financing costs.

RERA & Regulatory Compliance

• Ensure timely and accurate RERA accounting, reporting and compliance.
• Monitor project collections, designated accounts and statutory requirements.
• Ensure compliance with Companies Act, Income Tax, GST, TDS and other applicable regulations.
• Coordinate with legal and compliance teams on financial matters.

Taxation & Audit

• Oversee GST, TDS, income tax, tax assessments and statutory compliances.
• Coordinate with statutory auditors, internal auditors, tax consultants and other professional advisors.
• Ensure timely closure of audits and implementation of audit recommendations.
• Establish strong internal financial controls and processes.

MIS & Management Reporting

• Prepare monthly MIS, project-wise P&L, balance sheet, cash-flow statements and financial dashboards.
• Provide management with clear insights on revenue, collections, costs, margins, cashflow and project profitability.
• Develop KPIs and financial dashboards for senior management.
• Identify financial risks and recommend corrective actions.

Commercial & Cost Control

• Work closely with Projects, Procurement, Contracts and Commercial teams.
• Review contractor bills, purchase orders, work orders, variations and commercial commitments.
• Ensure financial approval controls and proper documentation before payments.
• Monitor cost overruns, claims, variations and project commitments.

Leadership & Governance

• Lead and develop the finance and accounts team.
• Establish robust SOPs, approval matrices, financial controls and governance systems.
• Support management in strategic financial planning, business expansion and new project

evaluation.

• Ensure timely and accurate financial information for promoters, management, investors,lenders and stakeholders.

Required Candidate Profile

• Chartered Accountant (CA) with strong experience in real estate / property development / construction / infrastructure.

-15-24years of relevant experience in finance, controllership, project finance or financial management.

-Strong experience in real estate project accounting, RERA, GST, taxation, budgeting and cash-flow management.

-Proven experience in handling project finance, banking relationships and lender reporting.

-Strong understanding of project feasibility, financial modelling, project profitability and cost control.

-Excellent knowledge of ERP/accounting systems, MIS and advanced Excel/financial reporting tools.

-Strong leadership, analytical, commercial and decision-making skills.
